    See above. 10%

Interestingly for the south of England it's only 5%.

Not really similar to the N.I. figure of 35% you'll admit.

You haven't given figures. You've said 69,000 (35%) for NI but you haven't stated the number of houses for GB or England. I suspect that 10% of their much larger numbers will be a lot more than 69,000.

    I've missed your point here?

It is a bigger country, with more households. Of course the actual number will be greater.

I certainly do. Your figures suggest that around 8% of all households in Northern Ireland are in negative equity. What's the percentage for England or GB?

Ok we can see from this that the problem is at its worst in Northern Ireland but that it is also quite severe in other regions. I'd be interested to know what these figures were for GB at its worst. My reason for that is simple. Northern Ireland lags behind the rest of the UK in all things - including recovery.

However: none of this changes my initial response that someone who is in negative equity in Northern Ireland is no worse off than someone who is in negative equity elsewhere in the UK.

I note as well that there's no indication of how buoyant the UK markets were prior to the crash whereas we know the NI market was in boom. (post GFA).

    Well no.

The are roughly 280,000 N.I. households that have a mortgage. So of that number roughly 40% are in negative equity.

There would be no need to count private rented households.

It needs to be said as well that you've failed to include the figures put forward by the Council of Mortgage lenders which show that a further 100,000 homes in GB were in negative equity during the last 12 months reducing only recently to 719,000 nationwide for GB. http://www.bbc.co.uk/news/business-20138385

So, as you can see; the figures for GB were considerably higher but they are showing an earlier recovery than Northern Ireland: which is only to be expected.
