Part Exchange with Miller Homes

Has anyone had any experience of this recently. I'm currently in process of a part exchange with Miller Homes and their 3rd-party buyer, Secure Homes Purchase. A sale price has already been agreed.

We were contacted today by a charted surveyor, who have been instructed by Secure Homes Purchase to compile a home report (we are in Scotland), etc.

My question is this - will I be responsible for the cost of the home report which the 3rd party have commissioned? I had been assuming that, as I am not putting my property on the market, a home report is not required for me. The 3rd party will obviously need one before they market the house to sell it on.

Has anyone been through this process with Miller Homes recently, who can advise whether or not they were charged for the Home Report?

  • I started down this road with Miller homes 3rd party buy - their offer was on the lower side of acceptable but having been on the market for 9 months we decided to accept. They had their report done (which the 3rd part paid for) and then reduced their offer by almost £30k not stating any reason why just saying "problems with the report" but wouldn't tell us what the problems were. We felt they weren't being upfront and the offer ridiculous so rejected it and went our desperate ways.

    Subsequently we sold to a private buyer who coincidently used the same surveyor we saw a copy of their report which highlighted no problems whatsoever - reinforces my feeling they were being sneaky
