Landlord failed to provide contract on renewal date

You dont need a contract you are in a rolling contract where you can give 1 month notice and the landlord 2 months. Just tear it into pieces and write to the Landlord direct telling him the service provided by the agent is sub par and that you dont wish to sign a new contract, state you do however wish to stay on the rolling contract and that you likely will be staying X amount of years/months.

I will certainly be writing to the LL about the substandard service from their agent, although I'm afraid they will not care much. The LL is a Ltd company and are known to take very long to make decisions.
On the other hand, I suspect the LL is inexperienced and have assigned the job to the agent in order to avoid dealing with tenants. Could not signing a contract be a reason for them to evict and choose to rent to someone willing to be bound by a contract? (if they are seeing it in strict business terms)...0 -
Yes, by not signing the contract you could risk being given two rental periods notice. They'd still have to apply to the court for possession to get you out, and depending on how busy the courts are it could take months to get a court date..0

If you want the security of a 12 month AST you'll have to put up with this jiberish and time wasting rubbish.
I don't know what you're trying to achive here.
You've accepted the rent increase, the repairs have been done and you've been offered another AST at no added expense.
The only thing you could try is to get the added security of an AST starting from now. Why not have a word with the LL/agent?0 -
My own advice is as follows depending on your preference:
1) if you want security of tenure (allbeit with a break clause), amend the agreement by crossing out the start date, substituting todays date, and adding your initials. Then sign. Make 2 copies. Post one 1 to the LL, 1 to the agent, and keep one.
2) if you want flexibility, write a short friendly letter to the LL, with a copy to the agent, saying you are very happy in theproperty, understand you now have a Statutory rolling Periodic Tenancy, and that you are content to remain on that basis.0
