URGENT HELP NEEDED Mortgage may fall through

  • It's a difficult one. The broker has spoken to to Accord and isn't get much joy with them, he seems to think they're trying to pull a fast one. Employers also been speaking directly to our broker who's been fantastic.

We've paid for all the fees required such as arrangement fee and valuation fee and now this.

Its upsetting and its looking like a lost cause. What are Accord up to? The broker is more than happy with what we have in place and we have ample paperwork.

Dont know what to do. If Accord reply we'll update.

    Thanks all

I never use Accord because of thier over zealous approach to underwriting. They have always been dreadful to deal with.
  • I have an update.

Spoke to HMRC (four times) no such documentation exists 'yet' It's something that will be coming into play next year, but for larger companies at first. Advice we had was a headed letter from the employer. This letter was accompanied by a full break down of weekly pay and deductions and a summary of earnings so far this year.

Now they are asking for confirmation of lasts years earnings again, which you would think would be a P60 but they want something in addition to this. What on earth can we provide HMRC will just suggest a P60 which they have.

Our broker seems to believe they think there may be something fraudulent with the pay. I cannot understand how or why. Its all a bit of a headache.

    What next?

I would think about an alternative lender. Clearly Accord do not like your case and you broker cannot lean on them enough to get the real reason...

Sorry, but cannot believe a p60 does not suffice

  • I agree and I do think they are looking for whatever reason not to lend. So frustrating I would think us decent candidates.

My Partner has just finished his previous mortgage with overpayments and bought the house within 7 years. Hard work doesn't always get you what you want I guess.

I guess we stand to lose what we've paid even though no survey has been carried out.

They dont need a reason not to lend, they can just simply say no without any explanation so there must be something that is worrying them (but not enough to make you an outright rejection)
  • Thanks Krisdorey. I would have thought we'd have had a no by now if we were a lost cause.

Fingers crossed. The waiting game continues

They weren't happy with the payslips that my employer provides, probably due to the fact its a small company I work for and they aren't as official as larger companies.

Shouldn't make any difference. A payslip is a pretty standard document these days. Given that most organisations use computer software to do the calculations.

As they are asking your employer for more information. Appears that the payslips aren't showing the correct information.
  • HMRC can provide a statement of the last tax years declared earnings ( i only found this out a couple of weeks ago)
It is the same number that you call to obtain copies of SA302's if you are self-employed.
( I can find this number out for you on mon and post it)

We have recently had a client who had no payslips and he got this from HMRC and the lender was happy with it (it may well have been Accord - cant remember off the top of my head) they would not accept his P60 alone
  • Thanks Sock Puppet thats great!

We have spoken to HRMC they are sending something out in the post but it may take two weeks. If you do come across the number that would be fantastic.

We hopefully have the right documentation on the way but just incase would be great to phone and double check
