What extra's/benefits have you managed to blag into a house deal?

Options
we are going to view a house which appears a corporate sale (possible repo) and if it checks out will be putting in an offer.

We should be attractive buyers as we have a buyer ready to move in on a weeks notice; we have mortgage offer and solicitors instructed from another sale which aborted last week.

So; what can I try to get them to include to get the deal?

Was thinking of asking them to pay our legal fees and our estate agents fees? Any advice? Anything else any of you have blagged?:D

    Blagging extras is normally for developer/newbuild where the property is already overpriced and the developer dont want to reduce the headline sale price.

    Doubt you will get any joy on a repo. It is simply the best proceedable offer wins.

    We are proceedable and if necessary will go to the advertised asking price. I can almost guarantee we will be ready before anyone else too; surely this all has to give us some leverage?

    Sure, but with a corporate/repo they are normally obliged to demonstrate they have achieved best price. So they will probably need to matket for a reasonable time and even if they like your offer they will place public notice inviting higher. They wont be handing out freebies.

    Good info; however if we are offering the advertised asking price will they still be placing public notice inviting higher?

    Probably, if it is a repo, but you could try to close that down as part of the negotiation. You never know.

    What sort of minimum marketing period do you think they (e.g. lenders in possession) would stipulate?

    As in provide new evidence of income? Or just pay for a new survey?

    Hoping just the latter as we have a mortgage offer which says its valid for 3 months from November.

    Depending on what is included, it may affect what the lender and govt (in terms of stamp duty) class as the purchase price.

  • I've seen a lot of repos for sale, and they have a public notice where the offer is higher than the asking price.

    Also, why do you "almost guarantee we will be ready before anyone else too". You have a chain. What if a FTB comes along?
