Septic tank- need something else

    The problem with septic tanks and mini treatment plants is that they still need somewhere for the liquid discharge to go. If you don't have access to land you are up !!!! creek without a paddle (sorry.)

    Is there enough room for a cess pit?

    are cesspits still allowable? its one way to go I suppose. A 6000Ltr cesspit emptied 5 or 6 times a year :eek:

    a quick google tells me cesspits are illegal in Scotland, and the minimum allowable size is 18000ltrs:eek::eek:
    this is calculated on a 45 day capacity of 180ltrs per day per person, that is it gets full every 45 days and needs emptying at this frequency 8 times per year. I pay £180ish to get my 4600ltr septic tank emptied once a year. Its looking very expensive even if you could fit an 18000 ltr tank onto the plot.

    how's the plans for the former car park getting on? don't buy another lemon, if this property had potential someone would have bought it already.

    I looked at getting a cess pit as a simple sewage solution for a static caravan used for holidays only. However, 18,000 litres is way too big for our needs. It would probably take two years or more before it needed emptying.

    look on the bright side, the emptying costs wouldn't be racking up like they would if you lived there all year round.

    Run away now - there is no way that a building with no services at all could possibly be converted into a 1 bed dwelling without making a huge loss.

    However good the finished property is, it will still be a 1 bedroom thing, and therefore have minimal resale value.
