    Thanks to you all for your advice! I fought and won!! No rental increase! It seems the seed I planted a few weeks ago when I replied to my landlords email regarding a rent increase did the trick. He said today he felt as I was a good tenant...even though he could get someone to move in tomorrow and that places around here were going for much more than I pay now (Sadly, the guy was lying through his teeth here as I know for a fact what I pay is the top end of the scale!) he was happy for me to stay and for my rent to stay the same.

    At one point in his waffling on he actually told me before we exchanged emails that he had been thinking of increasing the rent by £50!!!! £600 pm for a 1 bedroom flat in Yorkshire? Wants to be a bloody penthouse at that price!!! lol

    BTW Bruno - do you mean as a LL or tenant? I'm fairly sure they can't charge the tenant for a renewal.. never happened to me and I've lived in London where the dodgiest estate agents are. HTH

    litaus - I meant, as a tenant; the agency are charging my friend a hundred pounds to be allowed to sign another 6 months tenancy agreement - also in London!

    You are in the stronger position so DON'T ACCEPT AN INCREASE, he is not going to ask you leave over a 2.5% increase. Is he really likely to risk the place being empty for a couple of weeks at the least so the sake of getting about an extra £100 a year out of you?

    If I were in your position I'd explain that you don't want to move but cannot pay any more than you currently do.

    Don't give him any pity as you're paying his mortgage, if times are that hard he can sell it and probably make a huge profit.

    A 50 quid increase would have been around 9%!!! That would have been a silly amount.
