I tried the line 'I am not willing to stretch my budget to accomodate an over the top rent increase' to which he emailed me and said he is sure we can sort something out! I find it difficult to stand up for myself but I am pleased I posted here!
Next time, try saying "I am unable" rather than "I am unwilling". He may be a bit more accomodating to your needs.
Always better to sit down in person to discuss rather than email.
Be prepared to call his bluff & say "sorry, I can't afford more than £550. I understand you have a mortgage to pay but I will be moving out to somewhere that suits my budget".0 -
Make sure the place is immaculate when he comes around - he's more likely to want to keep you as a tennant if he sees you're taking care of his property.Errors of opinion may be tolerated where reason is left free to combat it. - Jefferson0

The place is spotless...and in the year I have been here so far I haven't had to call him once to come and fix anything, I'd say I'm not a bad tenant!

Excellent - I'm sure it's not in his interest to lose you - I'd make sureI remind him of that somehow!

The MSE challenge has to be to end up with a discount on the £550. Maybe a week free at Christmas (that's what my tenants get if they treat me right).

I'm not sure about house tenancies but i do know that for farm tenancies there is a maximum amount (%) that landlords are able to increase your rent by, (eg, it can only be increased by 3% every 2 years, that is only an example i am not sure of exact terms) I would contact Shelter as they are the experts on housing, also as you are registered disabled there may well be other laws to protect you, definately speak to shelter, i would avoid being drawn into any discussions about it tomorrow, but do make sure it is as clean and tidy as possible as your landlord will like to see you are a good tenant and it gives you an advantage as not all tenants are good ones! good luck. IMO you want to talk nicely, but make a decision away from the other party - and whatever happens, send an email or letter stating 'as we discussed at the weekend, we have agreed to me having a 50% discount on my rent or the next 16 months due to being a cool dude'
Also, regarding the rental 'fair increase' - it's immaterial, he can't raise the rent above what the market will sustain or you will clearly go elsewhere - his mortgage payments are not your problem and cheaper nearby housing is something he can' ignore. i would definitely do a plumber on him and suck my teeth 'schhsshccchh, that's quite a bit more than the rest of the local market...hmm' and be quiet for a bit. then 'i'd really need to think about that.... it makes moving pretty tempting' - lots of polite silence and 'active listening' faces. but don't push it if you really don't want to move, remember not to get his back up

Hi all,
In a related question (hope this isn't too big a thread hijack), renting through an agency, when the year's tenancy agreement comes to an end, are the agency within their rights to
a) insist on any renewal being another 6/x month contract?
b) charge for the privilege of getting the renewal?
and, to what extent is such an agreement legally binding if the tenant decides to renege?

As to the OP's dilemma! being a bit pushy when you know you have fallback options (similarly priced places in the area) is perfectly acceptable surely - letting him charge you more "by default" is not on for an MSE! Good luck!0
