No, tenant can show AST as proof of rent level, plus bank statements if an existing tenancy. Tenant could do a pre-determination of rent level with council but this is optional and could be arranged between letting agent, tenant and council.
I remember asking my tenant (who was on HB initially) if she needed anything from me and she didn't. I now no longer know if she is a HB tenant or not! Well, I know for mortgage purposes its needed but in my view it really makes no odds if a tenant is HB or not so long as they pay the rent and keep property in good orderI am a Mortgage Adviser

That's not the point. If you look at an MX BTL offer you'll see a condition that there can be no DSS.
By allowing such a tenant you are breaching the conditions of your mortgage.
Also, certain religous beliefs will not be prepared to overlook this, and solicitors will often run through the conditions of a mortgage with the client too.
Of course, if you don't know for sure that your tenant is being supported by housing benefit then you can't be accountable for that.0 -
