Can you recommend cheap but safe areas of London for renting, closeish to The City?

Hi All,

I wondered if you could recommend the cheapest areas of London which are within 30 minutes by tube to The City.

I will be looking for a room to rent in a shared house there, so I’m looking for a balance of a decent area which is safe, but also good value/ affordable. Something less than £600 pcm for a double room ideally.

Any recommendations are welcome as I’m from Durham so have no local knowledge, and can then use the recommendations when I look on Spare Room etc.

Many thanks :)

  • As per my London thread, I'm looking for cheap but safe areas in Birmingham.

I'm looking at potentially moving to 1 of 5 major cities for work, so investigating rental costs so when I have job interviews I know what salary I'll need to accommadate varying rental costs.

I will be looking for a room to rent in a shared house there, so I’m looking for a balance of a decent area which is safe, but also good value/ affordable. Something less than £500 pcm for a double room ideally.

Feltham, as safe as anywhere. 28 minutes on the train to Waterloo, every 10 minutes.
  • you'll have lots of options for £500pcm in Birmingham.

I live in Stockland Green which is near Erdington. It's an ok area, reasonable. I've been living here over a year and had no issues whatsoever.

It is only 10 min drive into the city, 15 min on bus, 12 min train and plenty of free parking near Gravelly Hill station. Taxi is £12 back from town.

To be honest, if you wanted it you could probably get a double room for £500 in the city centre, probably around Jewellery Quarter.

My friend rents a reasonable sized 1 bed flat in Edgbaston which is a massive very funny shaped suburb, some bits rough but she is off Reservoir Road by Edgbaston Reservoir and it is very nice there and she pays less than £500 including all bills.

Moseley is nice, but only right near the village. Lovely place for evenings out, you don't have to go into the city and you can still find some great restaurants and cool little pubs.

General costs not inc bills for 2 bed houses 3/4 miles out of the city are about £550, studio / 1 bed flats from £400. Prob bout £600 for a 1 bed flat in the city. So for just a room, you'll get lots of choice for your budget!
  • long post lol. I came to Birmingham for Uni in 2004, graduated 2007 but stayed here and been here ever since. I've lived Perry Barr (rough), Selly Park, Moseley, Yardley, Kingshurts, Erdington - so pretty much every side of the city

let me know if you need any more advice/info! and if you end up moving here let me know and i can give you some more info :)
  • How old are you? That might have an impact on whether you want to live in the suburbs or more central.

Dalston is near to the city, just a short bus ride away. Old street, Angel, Shoreditch, Bethnal Green and surrounding areas.
  • Sutton Coldfield, Solihull, Edgbaston, Harborne.
  • out east on the Central Line - from Bethnal Green out to Stratford, Leyton and Leytonstone are closest but further out to Barkingside, Redbridge are "nicer" areas and still well within 30 mins into Liverpool, Bank and St Paul's tube stations.

On mainline you could look at Romford - probably 15/20 mins into Liverpool St. Romford is a lively place with good shopping, pubs & clubs and amenities (cinemas, gyms, swimming pools etc). Safe but not a pretty place !

You're a Spart, we already have enough of them down this way. What's wrong with staying in Durham?
