Hallway & staircase painting quote

Hello,

we just had our newly acquired house re-plastered completely and we have spent the past 3 weeks painting most rooms ourselves to save money for other work that need doing (bathrooms, kitchen etc...). At this point the hallway and staircase + bannister are left and too be perfectly honest we are exhausted and tired of painting.

I went out to see how much it would cost us to have a decorator come in and finish the work for us.

We were quoted £850 to paint the hallway & staircase, including skirting boards. The hallway is 7m long, about 1.2m wide and ceilings are about 3/3.5m high. The staircase cover 2 levels from ground floor to 2nd floor. As you would expect in a typical victorian house it has with 3 landings.

He also quoted us an incremental £350 to sand/paint the bannister (also from ground to 2nd floor)

We would then be looking at £1200, which doesn't look cheap for a hallway and stair case. That is just for the labor, as we would provide the base emulsion + paint.

  • I would certainly get more than one quote (sounds like you only have one quote from your post) so that you've got estimates to compare with each other. At least 3 quotes sounds about right; generally a decorating firm with higher overheads (like staff) is always going to cost more than a reliable 'one man/one woman' business.

    Next thing is to try and get feedback from other customers of your chosen contractor. Generally, contractors in any walk of life should charge what the current market will pay.

    I don't know if £1200 is excessive, but I'd have thought its more important to get the job done well. Some UK councils publish a list of contractors who have been consistently praised by customers. Might be worth contacting your local council to see if they have such a list

    I was quoted £700 for hallway and two landings, plus two flights of curving stairs, this included repainting all banisters, spindles, handrails, 8 doors and surrounds, skirtings with gloss, and the walls and ceilings in magnolia.
  • I paid £700 for one flight of stairs, hallway and landing last year if that helps - not including the bannister, but including wood panelling round the hallway

    Its about 10 days work (without seeing it) so it sounds about right mfor your location. But, yes get two additional quotes. Then you have something to compare.

    Hope you mistcoated the walls you have painted yourself. ;)

  • I had similar work quoted for last year - oop north - and it was £700. Your quote sounds high.
    Thinking critically since 1996....

    10 days at £850 ??? even without materials that's only £85 per day , i don't know any painters who charge less than £100 , so i reckon you've got a good deal

    £ 850 YMBFJ!! :DNo. Ten days work for the whole lot including the incremental bit of £ 350 = £ 1,200 as OP stated.
