The other one referred to has the overall size quoted as 942 sq ft on the agent's floorplan. It's not clear if this includes the balcony, but adding up the sizes of your rooms, including the balcony, I get barely 720 sq ft...... it looks bigger, but the numbers don't stack up.0 -
The problem is asking price not estate agent.
Who wants a 2 bed flat these days when you can get a 2 or 3 bed house for the same kind of money?

I come up with 66.3 sq meter, which is about 713 sq feet.0 -

You can be as petulant as you like about 'not getting the answers you want', but we're genuinely trying to help you analyse the situation here.
If your floorplan looks bigger than the other property, but the numbers don't tie in, don't you think this warrants some attention before you think of changing agent?
With at least 4 or 5 flats available in your development, and yours apparently at the top of the asking prices, shouldn't you/we consider this in comparison with the others before you consider a change of agent?
Given your situation, I feel that asking for positive experiences of another agent may, just may be the wrong question....0 -
Just on your original question, I have hear plenty of complaints about Express estate agency. The market property at a very low price and then try to get offers much higher. There are several threads on here and maybe google them too. That is apart from the good advice you have had above.0

If you can walk away from the current agent at low cost I would, but not sure who to though.
You need to get the photos right though with a new agent
1 Should be a great external photo
2 Living room showing dining, seating area and table and chairs on balcony.
3 kitchen
4 Bedroom
5 Bedroom without daybed style covering and including door to en suite
6 Bathroom
No more are needed.
Better floor plan needed, perhaps depicting space in kitchen for a small table.
Include the fitted wardrobes on the floor plan and in the sale.
Room by room descriptions are also a bit out dated, people don't tend to read them.
Then decide on a price, something that is going to get them viewing yours as well as the others.

I came across them when I was viewing recently. Their cut & paste ads and ridiculous claims meant I didn't even enquire about any property for which they were the agent.0 -
googler, thank you but I wasn't meaning to be petulant, i simply decided that the length of my post was distracting from what I really needed help with - which was people with experience of selling with Express Estate Agency.
With respect, I want to terminate my current agency agreement due to many issues and am assessing lots of different factors as to why my property hasn't sold yet. One of which of course being the price - something which I have already acknowledged needs to be addressed.
I edited my original post to be more targeted in the hope of getting some answers re Express EA.
