    Welcome! :) Find the money to get a solicitor to go over the lease agreement, save up and put off starting your business or borrow more money.

    Whilst you can always negotiate on tenancy terms, as the T or licensee you can't "place a clause" as such.

    As FFox has suggested you need to prioritise getting legal advice on any agreement - doing so is likely to save you money in the long run.

    Google "small business start up advice" and you'll find plenty of relevant sites

    You could also speak to anyone who's doing this line of work already, and ask what pitfalls they faced....
