Threads become really hard work if we have to ask the same questions over and over.
What is LL proposing deductions for? Cleaning, leak and nothing else?
Are there photographs of the place before and after?
What were the dates on the notice to quit, were they really two months and one day or did you overstay by one day?
Sorry Fire Fox,
Yes LL is proposing deduction for cleaning, the leak and about £100 for odds and sods (more flowers for hanging basket, shower gasket perished, and removel of refuse from dust bin)
E-mail on 4th August said two months notice ending on the 4th October.0 -
I would like to thank everyone for their replies and time.
I feel as if I have enough informaton to stand my own now.
I do not want to put detailed amounts about the deposits as I do not want to be identified by my ex-LL.
Thanks once again for your time and effort in helping me. :j0 -
Flowers for hanging baskets??? Perished gasket??? I'd call those fair wear and tear, formally dispute absolutely everything IMO. Bedding plants DIE: they are normally annuals or non hardy perennials, even if hardy perennials were used they could reasonably die given the snow we had and the exposed nature of a hanging basket. :rotfl:
E-mail is not a proper section 21, as noted by other posters should be in writing. They also have to ensure you receive your notice to quit by the day it takes effect, and they can't if they send it that day. And 4th to 4th is two months and one day so they can't do basic mathematics either, rank amateur.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
Flowers?! What a cheek! Sounds like an awful landlord.
Please come back and let us know how you get on with the dispute process. Fingers crossed for you."There is no medicine like hope, no incentive so great, and no tonic so powerful as expectation of something better tomorrow." - Orison Swett Marden0
