If someone came round to view your house with a spade

I'd laugh - but point them to a border. Problem is any accessible soil is likely to be improved topsoil anyway

That might be what the spade is for. To dig down below the improved topsoil. ;)

If they brought a shovel, then I'd start stressing.
If you haven't got it - please don't flaunt it. TIA.

We took a spade with us on our 'serious' viewings, though we didn't often use it, because the quality of the local soil was mostly apparent by observation. For example, where I live now, I'm surrounded by arable and pasture land, so anyone seeing that could infer a reasonable tilth. The stones are a different matter!

However, being a gardener, I found soil an excellent way into gaining broader insights about places a long way from where I lived. I'd ring someone local in the NGS Yellow Book, say I was interested in a nearby property and ask about the area's soil. It wasn't long before the conversation broadened out to other topics, which could be very useful, always bearing in mind I was only getting one person's take on it.

In one village I got something like:

"Well, who's up for sale then?" ...."Oh, them! Only came here a few years ago... Don't really know them.... Spent a bit on that place though.....How much!!! Well, I wouldn't pay that!...Oh the soil? Yes, it's terrible, shale over clay....If you're a gardener this place is really better avoided. I wouldn't garden here if I had my time over again." :rotfl:

Don't expect them to negotiate on their offer :D
Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

I'd think twice if he said

" This is my current wife" :)
I knew someone years ago who always introduced his missus as 'My first wife'!

I know someone who in his speech at his wedding thanked his bride for becoming his first wife!

So that's why someone coined the phrase "starter marriage" - as in akin to "starter house":rotfl::rotfl:

Bit unnerving for the poor bride though..hope she (and everyone else) knew him as being someone with a very "odd" sense of humour..
