    Price will be by far the most important factor. However -

    1) Seems quite pokey and dark inside, very small windows. choosing brown UPVC hasn't helped
    2) Back garden overgrown shrub/hedge, tree seems to be shading the patio
    3) Brick chimney breast and swirly textured ceiling could be off-putting to many
    4) Separate dining room and kitchen looks awkward, probably better to knock through as dining room is tiny for a 4 bedder (based on small table).
    5) Clutter in bathroom and jarring colours, towels need to be white and fluffy when selling
    6) Many rooms don't have pics.
    7) EA seems unsure if anything works ('not tested')
    8) No mention of what broadband is available
    9) Shame no light/power to garage
    10) Jammed up close to other houses all around, all the windows on the south side must just be direct onto the gable-end of the next house!
    11) I'd be worried what is on other side of back fence, some sort of park/sports ground. Anyway, noise, kiddies shouting no good for working from home etc.
    12) No storage space to speak of - i.e. walk-in wardrobes

    Quite - as I posted above, that's exactly what happened with my parents' house as the amount of interest received after we lowered the price from £265k to £250k was not coincidental......;)

    One thing that would put me off is that there is no toilet in the ensuite. I know the bathroom is near but still off putting for me. The lounge is quite narrow too.

  • In addition to what has been said above, you mention the local primary school provision (although if it's high achieving I'd include the Ofsted rating), but what about the secondary school provision? For a 4 bed house, you'll probably find 3 kids, so it's reasonable to think that at least one will be at / nearing secondary school age.

    Agreed, we did too when we were looking up to 250.

    Having said that, some people might not.

    Some may have a limit of £238k and may be only searching to £250k, there's all kinds of buyers doing all kinds of searches, depends if you want those who have £250k as their max in a search to view your property on line.
