Our house has been on the market for three and a half months. Had a number of viewings, dropped the price from 268 to 254. Still no offers. Don't think it is overpriced compared to others in the area. Am wondering whether we should change agents now we are out of their 12week contract period.
We are moving to our new home at the end of the month, so then this place will be empty. Should we have new pics taken of it, empty, or do people prefer to see a house furnished?

    Not a lot wrong with it which tends to suggest price is the issue - although looking at what else seems to be on offer nearby there isn't much cheaper around in the immediate area.

    Being picky - the lounge photo shows the smaller part of the lounge towards the fireplace with the larger "half" behind the camera (per the floorplan). Not showing any seating makes it difficult to judge the size. Similarly a 4 bed house would expect to have maybe 2 adults and 3 kids in it - dining room looks too small in its current display with that big cabinet dominant on the right hand side (would possibly be better facing the camera even though there looks to be a radiator that end - its only for sale purposes!). Other than that the presentation is pretty good.

    As a personal view - and its not something you can do much about - houses of this era all seem to have very small windows and feel a bit dark inside. The first photo typifies this - a lot of brick and not much window which makes it look a bit austere.

    I think you should take new pic. Your existing picture is a bit dark. And if you don't mind, could you put a some fruit on the table, or get some flower around? It just feel need a bit more colour in the picture.

    What are you comparing to, for sale prices - many of which are unrealistic - or land registry sold prices?

    Being picky ....
    - Tidy up the clutter in the corner of the kitchen worktops, you have enough drawers/ cupboards
    - get some storage in the bathroom, put all toiletries and toothbrushes away
    - paint the bedroom a lighter/ warmer colour, very dingy
    - bedroom looks cramped as photo shows no floor space
    - why is only one bedroom photographed?
    - any chance that playing field will be built on?

    I can't put my finger on what it is, but the property seems small from the photos but clearly is not from the descriptions. I barely noticed the garage and just can't imagine how it could be four beds and two shower/ baths from the downstairs. :o

  • It seems a bit odd that so many houses are squeezed into that corner of the estate but it's no big deal if the price is right.

    The ad looks fine so I don't see the point in changing agents.

    I'd drop the price further.

    Think your house is rather nice.

    No point in doing anything to it since you are moving out soon (should imagine you have enough to do!)

    Pictures are OK - not even worth retaking IMO.

    Think you may have to 'sit it out' or rent it out.

    You will be looking at offers under the £250000 mark because of the stamp duty level so wouldn't even bother to lower it as people are bound to put in offers.

    Doesn't seem overpriced compared to others.

    Might be worth speaking to estate agents saying you would be open to offers so they can ring round previous/future clients and ask for feedback and 'let drop' that you would consider offers.

    for a 4 bedroom house i would be expecting more photographs?
    at least one of each bedroom.

    the bean-bags in the living room suggest there isnt enough room for the whole family to sit? I would remove these for the pic

    agree with making the kitchen and bathroom like minimal, putting most things away off the benches.

    and personally i would take the tablecloth off the dining table and put a nice bowl or vase on it

  • Regarding the price - we've been selling my parents' house (I have POA) and originally put it on at the end of Aug for £265k, expecting to achieve offers of £250k or a bit below. Although we did get two offers (£250k and £230k, the first of which was withdrawn after two days and the second we declined to accept), the real interest only came once we dropped the price to £250k.......this brought forth a flurry of interest and our EA arranged several viewings back-to-back which in turn produced three offers - two at the asking price :D This surprised me as I anticipated receiving lower offers regardless of the asking price, but it seems that setting the new AP at the stamp duty threshhold did the trick.......maybe it could work for the OP too?     Too much clutter in kitchen, bathroom and dining room. The beanbags look as though they've pushed the chair back against the bookcase. Honestly, OP, do YOU think this looks appealing?

    Take the beanbags out of shot, move the chair out so it looks as though it can be used, and reshoot.

    Kitchen; do you think any buyer or viewer will find your plastic draining tray, or the clutter down the LHS of your microwave, appealing? Or your selection of cleaning products on display?

    Either put all five dining chairs around the table or take the orphaned fifth chair out of the shot. Take the family picture down.

    Tidy the bathroom; will any viewer find your toothbrushes and toothpaste desirable or appealing? No. If not, what are they doing in the photo?

    Bedroom: someone needs to teach the photographer about exposure compensation or fill-in flash, for the picture needs one or both.

    It's a four-bed house; why are there no pictures of three bedrooms? why is there only one picture of each room that is pictured?

    Those who can afford £250k will likely set that as their maximum price in a search, though, meaning the OP's house won't show up...

    Hi hubblebubble, a couple of points...

    1) Is there any way of photographing the outside of your house that doesn't show huge expanses of walls with no windows? I think that could help.
    2) Where possible lighten up the photos. I found the bedroom one particularly dark.
    3) Agree with the point re having more photos. When a house doesn't have many yet has a lot of space, I always wonder what's wrong with the ones that aren't pictured.
    4) The particulars regarding the rooms are very utilitarian and do little to market the property. I'd be a bit p*ssed off if so little effort had been put into mine. It looks like a template that they've put the measurements into but then couldn't be arsed to write anything original to sell the house or at least get people to come look.
    Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? Most moles are not cancerous, any doubts, please check next time you visit your GP.
