Back door looks like a huge dog chewed it, gate looks rotten.
Get a handyman in to do two days in the back - strip and repaint doors, fences, garage, render, mow and edge the lawn, feed'n'weed, pressure wash and weed the patio stones. It looks like a rented student place not a family home. Ditto have someone scrub or sand and refinish the floorboards, that should be a feature of a lovely large room, instead it makes the whole place look grubby, paint the skirting board white. Your supposed to be selling a lifestyle and helping someone imagine living there would be great. A run down, dusty, empty property with a depressing outside space doesn't do that. So unless the price is really good or demand is high it might be worth doing a little spruce up. Give the place a good clean, maybe a lick of paint and touches of colour in a few places, put in a bit of furniture or at least some nice curtains and light shades. Do the little jobs that make the place look tatty and make the garden somewhere people might want to relax in with some plants and borders.Don't listen to me, I'm no expert!0

1. What is that underneath the bedroom window in bedroom 1? (cant quite make out whether its the blind going down beneath windowsill or a headboard has been stuck on the wall)
2. What is that slab of same black stuff sitting there on ledge in bathroom? I'd be wondering the reason for the oddment bit and whether it was placed there to hide damage in the surface.
3. Havent spotted "the green at the front" yet. Are those couple of trees supposed to be it?
4. Personal tastes I guess - but it puts me right off as soon as I spot black and white tiles anywhere. Maybe other people like them - but I'm instantly wondering how much tile paint costs to paint over them and whether it works or resigning myself to the hassle of replacing perfectly decent tiles.
5. Is that garage roof asbestos? I suspect it is - and with that I personally wouldnt buy the house unless it was an absolute bargain (if then). I couldnt face the thought of all the hassle to get the roof (indeed whole garage by the appearance of it) replaced and would need a substantial bribe to do so (in the shape of a lower houseprice).0 -

It's the access panel to get at the concealed cistern for maintenance, etc.0 -

The fact that you have reduced the asking price by £10k brings the property back into line with other similar properties in terms of size in the area....the next major hurdle you need to consider is whether to reduce it again to make it more attractive than the others...
At the monent the property is vacant and as such is going to cost you money whilst it remains so...its not in wonderful decorative order and the fact that it has no furniture in dressing the rooms may make it difficult for buyers to see their stuff in it...there are areas which you wouldnt normally notice in a furnished home but start to become more obvious once it is empty....the grass and garden need cutting and tidying...the back door painting and probably the walls could do with a coat of paint to freshen the house up....
What you need to try and do if you wish to market it at the same price as other lived in and furnished houses is show it to its best....I think if you want to achieve the sale before christmas then its either a case of taking a weeks holiday and returning there to freshen it up or dropping the price to a level that even with its bareness it represents better value than any of the other properties in the area....
Yate is quite a new build area there are lots of very similar properties..its going to be difficult for you to maintain a high asking price on an empty property.
The idea of renting is indeed a possibility but in honesty a look at the rental properties already sitting on rightmove would suggest that again unless you are ging to accept a lower rental income there is already several similar and possibly better properties than yours...once you add the letting agent fees and the cost to obtain landlord certifications a short term let may be less attractive.frugal October...£41.82 of £40 food shopping spend for the 2 of us!

Looking at the other properties for similar prices I don't see anything majorly wrong with yours.
Bathroom and kitchen both clean and wouldn't need replacing straight away.
New carpets maybe, a lick of paint and tidying of the garden. Not a massive amount to do/spend money on.
Personally since you live so far away I wouldn't bother to do anything.
You seen to be able to drop £10000 without too much of a hassle financially so I would be inclined to market it at £5000 less and make sure your estate agents know you would accept an offer.
Please get rid of the 'in excess of'. One of my pet hates and definitely puts people off.
Telephone the estate agents and tell them you want to reduce it. Ask them to send it to any interested clients with the new price. Make them market it.
Get a friend to ring up and enquire about houses in that area and in that price. Get some feed back and then give them a rocket if they aren't marketing it properly.
I do agree that empty houses are more difficult to sell so I agree with the poster who said that your estate agents have got to sell it as a bargain.
