Selling online? Trying to sell a property having left the area!

I've been trying to sell my property for the past 2 monthsbut I have had no viewings. The originalperson who valued my property has now left the one company and lied to me overthe phone about the number of viewings and verbal feedback. I was wondering if anyone might be able to writea small review on my property, giving any hints and tips on things I havemissed so far? The link is as follows;

I have already dropped the price by £10,000 and mightconsider a further reduction in the next few days. With Christmas fast approaching I am alsoconsidering putting the property on the rental market for 6 months and then re-advertisingit in the spring. As I have lostconfidence in one of the two agents, I was wondering if anyone had anyexperience of using the following websites when selling a property? The only challenge is I now live about 1.5hours away! Would I have to arrange for someone else to do the viewings, eitherway it would probably still be cheaper and I could sell the area and benefits.

The front of your property looks nicely presented but the rest of the photos let your property down. If there are patio doors then it's useful to see them. There is only 1(?) of the bedrooms; no photos of the other 2. Is your bathroom really that small that the only piccie possible is of the sink and the toilet cabinet? The back garden is scruffy and looks tiny; is there any more space or not?
I also think you may have difficulties with your price.
I have looked on nethouseprices.com and the last property in your street sold 3 1/4 years ago for £138,500. I very much doubt that prices have gone up that much in that time. Your house looks a little overpriced on that information.
I wouldn't waste your money on a report.
Also, many buyers are put off with a price of 'offers over'. It just looks greedy. I'd assume that the owner wouldn't be prepared to negotiate and would therefore walk away.

No viewings at all indicates that the AP is too high (although it is a difficult market atm). As a buyer I don't like OEIO - they give the impression that the vendor is not flexible about price. I think OIEO only works in a buoyant market when the AP is set at the low end of the range for the property and you want to generate interest.
How long are you tied in with your EA, and how much notice do you have to give? Have a look at your contract if you are not sure.
I seriously considered using an online agent as I couldn't find a local EA I was happy with. In the end I interviewed about 7 EA's and eventually found a local independent who has, so far done a good job, has done the viewings for me, and whose fee is 1%. There was quite a big range in the valuations (£25k) and some EA's value high to get the business. The problem for you is that an online EA won't do viewings for you. I suggest that you seriously consider changing EA's. Get some local independents round and put them through their paces. This will take some time but you are talking about £150k! If your Connells is like the Connells round here, well I wouldn't use them. Plus they have no shame when trying to poach business from other EA's.
Can you spare or borrow some furniture so that viewers can visualise the property as a home? The property looks sad and unloved and the back garden looks tatty. The description says 'overlooking the green' but there is no photo of the green. The description mentions wardrobes in the bedrooms, but no photo. No photo of the bedrooms - why not? No floor plan. The lounge/diner could I suspect be a very nice room but the photo doesn't do it justice.
Only you can decide if you are prepared for the hassle of letting, but be sure to understand the responsibilities you will have as a LL if you do go down this route. What is the rental market like in the area? Would it be worth all the set up costs for just 6 months of letting?It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

The only reason to put it on house hop or 121 move is if you think they will get more traffic than Rightmove - which I seriously doubt.0

Second agent's photos are better, but you could still do with tidying the gardens.
what could you do, selling yourself, that Rightmove, your two agents' high street offices, and whatever other promotion that they're doing, can't?
Where are you going to find the buyer, if the supposed largest property website in the country hasn't done so thus far?0 -

Photo's from this agent are much better than Connells. Although the back door is in dire, dire need of a coat of paint. Is that a shadow on the front of the house or is there damp? Plus there is no bathroom on the floor plan!
Don't really think there is much to be gained by having two agents or marketing yourself. You would do better to spend the time smartening up the property and tidying the outside space.
