What actually HAPPENS on completion day?

We are due to exchange and complete tomorrow, Friday 13th. :eek:

We've not heard anything from our solicitor for a week, but assuming it's still going to go ahead and we have the day off work.

What exactly are we meant to do? Is it just a case of waiting by the phone to hear when we can pick up the keys?

    What is your position, are you a ftb with no property sale involved?

    Usually with completion it's timed anywhere from around 1pm & once ea or if no ea involved, vendor & buyer has phone call from solicitor to say the funds have been released then the keys are able to be handed over.

    Sometimes when you move with a property sale & purchase involved you can literally be sitting outside your new house with removal men & van in tow waiting for solicitor to phone & confirm funds are now received.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    We are FTBs and there's no chain at either end. We don't have a removal company lined up as we don't need one.

    Sounds like it will be a case of sitting by the phone then. Do the estate agents hold the keys, or the solicitor?

    It's the ea who hold the keys in England. As there is no chain at either end you may have an earlier completion than the usual lunch time slot. Fingers crossed.

    Thanks. Not too much chance of sleeping well. It has been a 7 month battle and I won't believe it's over until my hands hold those keys. :)

    You should get the keys before lunch with a bit of luck. When we bought our house we had already sold and had the cash in the bank. It was a new house and the sales office were sure that we would not get the keys before 1pm. 10:30 our solicitor called and said it was all ours!

    Just thought..... what about gas/ electricity? I understand they apportion costs during completion (?), but who tells the companies that WE are now the customers?

    you do hun. wait till you got the keys, then check the meters, write down the readings and give supplyers a buzz, then relax, sit down and admire your new home..enjoy:D

    surely you can occupy yourself packing up your existing stuff, you must be moving from somewhere unless you have a lot of work to do in the new place.

    Otherwise just occupy yourself with other stuff until they call though make usre you can field calls all day, only start to worry about 3pm before the money transfer cutoffs start looming

    Both moving from each other's parent's houses so moving in is no rush - lacking a few basic essentials like a bed. We've got stuff lined up for delivery throughout next week though. We plan to move in gradually over the next week. Getting it all set up is half the fun. :)
