how do i go about legally claiming disused land

at the back of my garden. I originally thought of making a community garden , but none of my neighbors are interested. i called the council and their and my searches cannot find anyone who owns the land, so the council pretty much told me to do what i want with it. /This week while off from work i cleared the land directly at the back of my garden and have had a quote to fence it off, so in effect it will double my back garden, which would be great. But i want to know how i can legally claim this land, do i claim from now, or wait until, i was told 6 years then get in touch with the land registry.
Any information would be of great use.

You have to have used the land unchallenged for 12 years before you can make a claim for adverse possession with the land registry.
It has to be marked off or fenced off in a way that is apparent to neighbours that you are making exlusive use of the land.The bigger the bargain, the better I feel.

Cool!!!! Good luck with that, wish I could claim some of the field at the bottom of my garden just to stop them being able to build on it one day.Nothing to see here, move along.0 -
Thanks for the info, just knocked down the old wall at the back of garden and had quote for fencing this after noon, looks like in the next few weeks I will have the fence up and will finally have some grass, as will be turfing the majority of it.0

The rules on Adverse Possession have recently changed. You have to register your interest in the unregistered land with the Land Registry.
Check with the LR for the precedure.

Be warned that the Land Registry are likely to contact all your neighbours who may have an interest in this so don't spend alot of money. If they weren't bothered before they maybe then.

Am i reading the information correctly that i only register with them after 12 years, i cant find anything that says i have to register before.0 -
i always thought it was 20 yrs. they must have changed it to 12 yrs now.
i know 2 peeps who have done this successfully over the yrs.

Interesting thread - I've a similar query if the OP doesn't mind me sharing her thread?

I've always wondered about how to buy property that is derelict? Where the owners have (presumably) died and have no will or dependants to leave it to and it is just left standing looking ugly.
I am a property developer who would love to renovate these sort of houses and bring them up to scratch but haven't a clue where to start with regards who to contact.
Any advice welcome - and sorry for 'nicking' the thread slightly!
