New Build Bloor Homes - Cost of extras. Dishwashers, sockets etc...

  • I'm buying in Sussex, how about you? One thing that Bloor have done which especially impressed me is that they have honoured a deal that I saw in a Rightmove newsletter. It said that all 4 and 5 beds would now get a free upgrade to granite worktops and porcelain floors. Even though the standard worktop was in and I had exchanged they still agreed to do the upgrades.
  • We are just about to exchange on a gorgeous bloor home. We got lots of upgrades as standard hard wood doors, led light appliances, chrome stff, turfed garden, carpets , electric garage door. We offered 26 k below reduced asking price and they paid 3 percent stamp duty. Very nice home

    Developers tend to do a price list per development and even per property. Certain things clearly vary with size and property layout, some options are less suitable to certain homes so they are not offered or cost more, and there are regional variations in labour costs etc.
    But mainly it's down to what they expect people who can afford the property to be able to pay.

    How much?!!!!!

    I've just paid a qualified electrician £220 to install a security light, 3 other outdoor lights, 3 sensors, override switch and re-wire outside plug socket!
  • We've just exchanged on a new build from Bloor and we got nothing free. We purchased during phase 1 and the demand was high so I suppose they had no reason to negotiate. It came on at £375k and when we'd secured the extra funding we needed 3 days later the price had gone up to £380k!

    You think that when you buy a new home you'd have more choice but it seems Bloor like saying no to everything. Can I put my own kitchen in? No. Can I have that worktop with that kitchen? No. Does the garage have power? No that costs more. Can I have the measurements of the hallway? No. Why not? We don't have them? (Get off your lazy a*se and go measure them then!).

    They've really tarnished what should be an exciting time for us and I'm going to make sure when they ask if I want any upgrades I'll say....

    From our initial enquiries things can be done cheaper elsewhere so try not to give these robbing gits your money....

    Not Bloor but Taylor Wimpey recent charges:

    Integrated dishwasher £520
    Carpets for 4 bed £2800
    Turf and fence £300
    Socket or tv point £65
    Outside light £115
    Half tiled bathroom £600

    Sons just bought from these based on his sole income, with the intention of renting it out at a later date while buying a home with his girlfriend. ( He is being careful):rotfl:
    Fence and shed free
    opted out of outside lights just wireing , said he could get them from B&Q
    Half tiled bathroom free
    outside tap free
    he has moved a lot of sockets and TV points but not too expensive
    No way will he pay for turfing , will sort himself , same applies to TV arial. Local tradesman much cheaper
    Discount on dishwasher agreed but buying own fridge freezer and getting local tradesman to lay flooring/ carpets throughout has saved a fortune.
    Just got them to measure up using the show home ;)
    As its a kitchen living room combined he has paid an extra £1500 for a wall and door between hall and main living area to save on heating rather than front door opening straight into the house. So entry now incorporates down stairs toilet and cupboard for washer drier etc
    He negotiated the sale of the property down at the time and the next development has already had a price increase of about £2000
    My love of MSE has really rubbed off in the last few years :cool:

    If i was being cynical i might think they are over priced so when they throw them in you think your getting more free than what you are.

    The easy way to find out is to ring or pop in and ask

    All builders seem to take the same approach, but if you get incentives such as SDLT paid then you can hardly complain about the extras.
