Sorry I have just re read your reply. I cant take any out of the equity until I have taken over the mortgage and I cant do that until my credit rating improves :-(

I think you should be selling the house, dividing the money up between the four of you - following the intestacy rules - and helping your younger brothers to get themselves settled in a rented flat.0 -
Please phone citizens advice or call in to speak to someone, they can send letters and contact mortgage people etc for you.0

Selling the house is not an option. My parents worked hard for the house. the proceeds would be sucked up by rental0 -

With the information you have given, selling the house is probably the only option.
None of you are in a position to pay the mortgage.
As the Administrator of the estate, you have to do things according to the law.0 -

Would they want to see you all in such a stressful position? Even if the two youngest are living there now, they are not going to want to stay forever.0 -
You either need to take over the mortage or sell it.
go and see a solicitor (free for 1st hour normally) or ask your brothers to go (if they have no income they may get all free).
What you are asking is too complicated for a forum.
You need to look at dispensing the estate and the benefit angle. Eg - your brothers *may* be entitled to claim SMI (interest only) - but they can't take over the mortage.
As the home belongs to 4 people only legal advice can get round this. If you have a low income and a law centre near you, make an appt ASAP.

Most solicitors offer one hour free why don't you try to find one who can help advise you? Write down all your questions before you go so you don't forget anything or waste time because everyone here will advise you differently and unless some expert comes on you will continue to go around in circles

Sorry to say this but as above has already stated, it sounds like your only option, none of you are in a position to get a mortgage or raise the £30k to pay it off so you need to sell and divvy the cash up. Your parents would be pleased about you getting a £40k inheritance each if you sold now rather than having that decision taken away from you by the bank and possibly getting less. Your brothers could maybe buy a flat between them somwhere with their share.Be Alert..........Britain needs lerts.0
