    Moving in day, birthdays and christmas (provided the tenants are good of course....).

    What's the price a bottle of wine worth in comparison to happy and grateful tenants?

    You Tube is always handy for video's on how to explain how to do not too complicated household DIY tasks.

    They will almost certainly have video's on how to change barrels of all common door locks.

    When I used to rent I had numerous problems with a horrendous company in Leamington Spa called EHB. They allowed a handyman the keys to my apartment who let himself in whilst my girlfriend was in the shower.
    I was livid. I wrote them a letter demanding an explanation and all they said was that if my girlfriend was there she should be on the tenancy agreement. What about when I have a friend over to visit, should they be on the agreement too?
    I went into the office and when face to face with the snotty nosed woman who wrote the letter she was very different. You can report the estate agent to the body that they are all a member of which is what I threatened to do. From that point onwards we always chained the door whenever we were in.
    I'm SO glad I don't have to rent anymore, all EHB wanted to do was take the rent and show no interest in any problems I had. The doorbell never worked once for the three years I was there

    Thanks for posting up your experience of the sort of LA behaviour that is all too depressingly familiar for many Ts.

    There is unfortunately no current requirement for letting agents to be a member of a regulatory body.
