how tight is our landlord?

We are renting a 1 bedroom ground floor flat. It has single glazing and one storage heater in the living room.

They have wanted to sell it for a few years now but the market is pricing it too low for them

But they dont seem to want to spend some cash on double glazing and central heating. If they went for double glazing they would basically being getting 2 windows (living room and bedroom) 2 doors (back and front, and the small window next to the back door. How much would that cost, any ideas?

I'm going to spend £300 our own money on a dehumidifier as the humidity is regularly over 80%

It's so frustrating renting.

  • Yeah they are tight. In their head they have probably sold the place already and have no interest in investing.

    Would you not be better off spending the 300 on moving and leaving them to their draughty box of bricks?
  • Well i paid £800 for 2 bathroom windows recently and they are not overly big, i would guess around £2500 but depends on size of windows. Perhaps they are not tight as you put it but simply don't have the money spare.

    I didnt realise it could be quite that expensive. But it would add more value to the property, would it not?

    How would double glazing reduce the humidity level anyway?
  • No, it wouldn't necessarily "add value" but it could make the place more attractive to a buyer.

    However, that is not your concern. If the place is leaking your very expensively-bought heating your dehumidifer-money would be better spent on finding somewhere more comfortable to live. The single-glazing and inadequate heating were apparent the day you viewed the place and you agreed to rent it on that basis.

    Single glazing and storage heaters are obvious issues that are apparent to renters before they sign the contract. Why would you expect a LL to upgrade existing installations unecessarilywhen you were happy in the first instance? (this is aside from the sale issue)

    Relatively few flats have central heating that usually requires a gas supply. Most are storage heaters or panel heater which are even cheaper to install. Have you checked with Environmental Health whether they consider the current heating provision adequate?

    Double glazing and central heating won't affect the dampness, in fact you could find better fitting windows and doors make the problem worse. You need to ventilate daily year round or use a dehumidifier, plus amend your lifestyle - you will likely be producing several pints per person per day.

    HEATING !!!! WINDOWS you young uns you don't know your born, in't good owd days we didn't have luxury like windows !!! and ad 1 piece of coil f't fire per night 2 maybi f christmas ,doft cap t landlord on market day in gratitude when he came down from't fell

    I certainly wouldn't pay for what the LL should be doing (but sadly doesn't have to do..), particularly as if there were damage (wall, whatever) from doing the work you might have even more to pay. Further, if LL is as unhelpful as this one sounds they might demand you re-instate the old windows when you left (daft I know but they could..).
