    Unfortunately, I think your naivety has been half of the problem - not your fault, obviously! EAs have been known to 'extend the truth'. A well documented fact for many decades.

    We've all heard the spiel from them (me included, several times). Yes, there are good agents out there - but they do seem to be few and far between. We sang the praises of the EA we bought through. Recently instructed him to deal with our sale, but have felt VERY let down. He passes things over to other less capable colleagues, doesn't reply to every email, and doesn't seem to be doing anything other than the basics.

    Thank you for all of the help, especially firefox.
    The manager is now aware of everything & she has sorted everything out.
    I have 4 new viewings coming & the estate agent is arriving 15 minutes before each one.
    I have had a result, hooray:beer:
