What do you mean about other flat owners? The major risk is the council deciding to do major improvements and only using approved contractors at a cost of tens of thousands of pounds per leaseholder.

Yes- I should clarify that...in my block the fact that some of the flats are privately owned and others are council owned, means that there have been disagreements as where responsibility for building repairs are concerned, and who would resolve them...the result being that we had water dripping through our ceiling for 6 months.

Thanks everyone for the advice on these areas- this is what I wanted to gague- and I'll keep it all in mind :)

if you do decide to look in Govan, feel free to ask if you'd like some help with the area. I'm a postie in the G51 district (which comprises of Govan, Ibrox, Cessnock, Kinning Park, Linthouse), so I know most of the streets and in fact the various blocks of flats like the back of my hand.
  • Thanks gazebo! I will definitely keep that in mind- it would be great to find out about specific streets etc :)

Which doesn't apply in the same way in Scotland as we don't have leasehold.

We do have statutory notices, which acheive the same ends but with added corruption and incompetence, but these can be avoided in many cases.

Ex-Glasgow City Council flats have a clause in their deed of conditions that YourPlace (related to Glasgow Housing Association) must be the factor as long as at least one flat is rented out by GHA. If a majority of flats in the close are still with GHA then major works can be carried out without your consent (because GHA will automatically win the vote at an owners meeting) and the owners will be billed for their share of the works
  • Hi

I am landlord in the west of glasgow and have a few properties,
a few tips on buying -
Although the price says offer over - many properties have been on the market for a while and they will take offers under, I bought 2 of mine that were priced at over 40k for just 34k , look out as many properties have been REPO so they might need work and you buy as seen,so things like boiler and stuff may not be working
cheap area is the whole paisley road west corridor thru Ibrox, cessnock, cardonald, also Yoker and parts of maryhill isnt too bad, might be hard to find something in that price bracket that dont need work !
also watch out for company called "Future property auctions" they are total car salesman and very diffcult to get viewings and stuff with them and diffcult to get info off them once a sale is under way , avoid them if you can !

Yeah, from what I can see, for a 1 bed in walk in condition, in the "decent parts"1 of the "bad areas" you're looking at about 60k ish........

yup, the corridor you're talking about graham is probably the better part of this area. Although there are a couple of places just off it that are ok too. As for prices, 60ish K is about right lottie, but a lot of places have been on for ages
