Offers in Excess of £115000 - Offer under?!

What is the general rule of thumb here with this?

Property has been on since April, it was on for £125000 but i noticed it now say's offers in excess of £115000.

It was bought for £115000 in 2008 and another property a couple of doors away has a guide price of £119500.

What the chances do you think of getting it for less than the offers over £115000?

We are FTB's and the property is chain free also i noticed.

    offer what you think it is worth, forget offers over, under, around or anything else, make your offer and work from there.

    As you're not in Scotland the rule of thumb is that you offer what you are willing to pay. The vendor may accept or not. I'd start at £110.000
    This is an open forum, anyone can post and I just did !

    What would you say the rule in Scotland is? Is the 'offers over' more applicable than elsewhere?

    I was thinking that as well, nice round figure!

    I cant see them taking that though after having it on for £125000! and them paying £115000 in 2008!!

    has anything in the street sold recently?
    That should be your guide, not what other properties are up for.

    I would be looking at something close to 100 for my opening salvo but if ten other houses down the strip all sold for 115 then you can bet your last dollar thst the vendor will be holding out for that.

    Research your area, compare properties, look about the land registry and then finally get a feel for the place.

    I'd say they'll turn your offer down flat.
    They're asking for offers OVER £115k.....

    The other thing is it doesn't really make much fifference what they paid for it back in 2008. That was then and this is now. I don't know the area you're talking about, but in London and the south east properties have isen since 2008 - so if they've risen where you are why on earth would they sell it you for less than they paid for it???!!!!:money:

    Besides, you don't what work's been done on it - they may have made massive improvements to the place.

    It always makes me wonder why people look up how much the sellers paid for the property, and then decide to offer the same or less.:rotfl:That's a bit like going to a car dealership or jewellers, finding out how much they paid trade, and offering them less!

    I have been following threads on here for the past year or so and think I have came accustomed to the English system as people promote on here of offering what you think it's worth. (I'm only looking at the moment luckily but will be buying start of next year hopefully).

    Could you elaborate on how it works more in scotland?
