Unreasonable tenants

    Agree with the above three posts. I've always been given two identical tenancy agreements to read and sign, the landlord signs both too and we keep one each. If you wish to check all pages are still present after signing then numbering the pages is a help. I would certainly want one signed by the landlord for me to keep.

    On the inventory the tenants should be given time without the landlord breathing down their necks to write their observations on the inventory before signing and returning it and a chance to make a copy of it as well. Inevitably there will be some differences in the way people describe things but so long as you both are clear what the standard was. When I've been given an inventory it states I've to amend, sign and return within 7 days (or whatever) otherwise they'll assume I agree to it. I do not think it fair to stand over a tenant and make them sign any document that they have not had time to study. Checking an inventory thoroughly takes some hours.

    As for curtains, yep mine are shut most of the day when the sun shines in. I'll have to look in my tenancy agreement to see if that's frowned upon as it seems amazing what counts as unreasonable behaviour by a tenant on here recently :p

    They've had the Inventory for 5 days, I went there recently at their request to run through it with them, I don't expect anyone to sign on the day of moving in, but I have tried to run through it with them at their request and they lost interest! ..because there is nothing wrong with the Inventory. I don't understand why they won't sign it.

    Yes, I have offered them a copy of the agreement, checked signed and stamped by my bank manager and THEN AGAIN signed by MYSELF (a fresh signature). This is perfectly acceptable as it shows I am legally bound to fulfill all of my duties contained therein. What worries do they have? I'm not going to stitch them up. And yes, all pages numbered, obviously. This is the way I do business and it's perfectly legit, I would have to change the date it if we signed it all again and then that would buy them extra days. Not everyone does business the same way, but as long as it's fair and legal which I always strive to be what's the worry.

    I have had curtains drawn throughout the property in the past and it's been when they stopped paying rent..so I'm not generalising here, just speaking from experience.
  • (This late..) they don't have to signed inventory: I get mine to sign prior to handing over keys (or no keys..). Tough, nowt you can do: SUMO!!

    Re original tenancy agreement not copy - no, you don't have to supply original but who on earth didn't you have 2 full sets of all paperwork, all signed by both LL/agent and tenant, LL/agent keeps one lot, tenant keeps other lot. Dead simple, easy, cheap (cheaper that certifying copy is OK), quick....

    If they don't have a signed inventory, doesn't that make it impossible for you to claim from the deposit for damage?

    You don't have to change the date the AST started, only put a new date next to the signature denoting the date of signing.

    You should always have two copies of the tenancy that are signed "simultaneously" rather than copying it. They probably think you're up to something with providing a copy, which is maybe why they're being funny. Don't know what the problem is with closed curtains ?

    I understand their concerns, likewise I need to protect my investment too. They're asking for the original because they state they need it to get their friends into the country..I don't know what that's about.
