You'll probably negotiate that she pays the rent until the property is re-let (or until the end of the fixed term)0

Depends on the circumstances.
Are there any other people living in the property? If so, do they have single agreements or a joint one?
Before I continue and to save me writing incorrect information please answer the questions0 -

Hi, it is just my daughter living at the property.
Thanks.
Your daughter is liable for the full rent until the end of the contract unless there is a break clause.
However, there are landlords who reasonable and helpful in these situations.
Your daughter needs to negotiate with the LL.
He/she may agree for your daughter to surrender the tenancy - unlikely but not impossible. If LL agrees to a surrender then get this in writing. Your daughter would not then be liable for the remainder of the rent.
LL is more likely to allow your daughter to leave if she/he can find a new tenant. In this case your daughter would be liable until the new tenant begins the tenancy. The LL may want your daughter to pay the costs of finding a new tenant (advertising, reference checks etc)
The LL, unless there is a break clause in the contract, has a legal right to hold your daughter as liable for the rent to the end of the contract.
It's all about negotiation.
I am not sure why you think she would lose her deposit. A deposit is taken so that any damage to the property at the end of the tenancy can be paid from it.
Good luck!0 -

Loads of threads on this, well worth running a search. Check the tenancy agreement for a break clause.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

Sorry to make you post twice - I'm not the OP- just making a comment to Firefox about the search facility.
It is annoying when the topic has been discussed many times but wanted to make the point that I don't find it easy to use the search facility so perhaps other people don't too.0
