Unidentified leak

Hi

Just wondering if anyone has any suggestions on what I can do.

I or one of my neighbours seem to have a leak. Water is rising from my bathroom floor and the carpets are now saturated.. I have turned off the internal stopcock but this does not seem to have altered the flow. There are external stopcocks for the flats but these are not properly marked so I don't know which one supplies my flat.

I've contacted a couple of emergency plumbers and the general going rate is £100 per hour. As I am benefit of £60 per week with debts rather than savings this is a real problem.

I know I might be eligible for a crisis loan but that will take time and I'm sure a plumber won't accept "I'll pay you later"

The property is mortgaged so I can't ask the council to fix it.

Does anyone have any idea, this is driving me mad with worry not to mention the damage it could be causing.

Apologise if I've come over a bit whingy and daft but I just don't know where to turn at the moment!

I would just turn off each stop tap in turn until it shuts off your flat, do you have house insurance to cover you ??

Since you found the time to post on a forum, you don't need an emergency plumber who works 24/7. You need a normal plumber between 9 and 5...
What about your management company, if the leak is somewhere in a communal block?
No free lunch, and no free laptop ;)

It might be a good idea to see if the neighbor has a bathroom or kitchen next to your bathroom as they might have the leak and don't realise it.
  • Thanks for all the replies.

Unfortunately contents insurance was one of the things I could no longer afford when I was made redundant,.
The management company must have buildings insurance if it turns out being a communal issue.

I probably should have got a 24 hour plumber but couldn't due to finances, I know it'll cost more in the long run but if you can't afford to pay the plumber it makes life awkward. I suppose I could have asked to be invoiced but the quotes that I received all indicated payment on completion of the work.

I have managed to persuaded my father to help me out short term and have arranged a plumber to come Monday afternoon.

I have a very nasty feeling that it may be the waste pipe as that is the only pipe I can't check as it is in a boxed off corner of the bathroom, BTW all the pipes run into the bathroom for all the flats and when I saw water I immediately thought water pipes not waste...

I think one of the flats above was doing some work on their bathroom a couple of weeks back so maybe they knocked something loose. Guess I'll find out later today..
