    I remember watching Fred Dibnah talk about brick built arches and how they were strong enough to build bridges and aquaducts, to prove his point he built one and sat on it. But he fell on his ar*e as it collapsed.

    when you come to sell if you don't have all your documents you have to get indemnity insurance, that's what my sister in law had to do

    I think you ought to talk to your wonderful builder about this. Indemnity insurance or not you are going to get hit for a massive reduction on the asking price if the nice new windows don't have their approriate certification. That is, of course, assuming that you can get someone to actually buy.

    So are the boiler installation and the electrics being done "on the cheap" without the proper certificates as well?

    I thought you knew better than this.

    got my electric certificates and got second plumber coming mon. I got two companies in to quote myself. Don't mind the wait as I get a good feeling about this guy, Besides I've still got the combi for now, so haven't been without hot water.

    Why the hell should you get "A massive reduction" in house price just because of the missing certification for windows?
    Perhaps you can point out what use it is apart from putting in the toilet
    I have been fitting windows since the 60s, from making my own timber frames to purchasing ready made upvc
    The upvc come with a good manufacturer, with decent double glazed units, trickle vents, etc.
    The ironmongery is gauranteed 1year, the glass 5 years, the frames 10 years.
    I have fitted new windows in most of the properties I own, without certificates.
    Are you saying that the windows/installation is unsafe/rubbish just because of no certificate?.
    Does the certificate give you replacement windows? Does it make them better ?
    If you are not going to sell/move before 5 years after fitting then any paperwork is a waste of time, because even the gaurantees have run out ( have never needed to repair/replace any part of the frames under warranty)
    When I bought this house, the solicitor was delaying the move trying to find the Fensa certificate for the back door. She looked surprised when I said I did not want it due to the door being nearly 6 years old
    Got certificate for gas and electrics, even though doing a lot of the works myself, I have no problem with them, but the window one is just pointless and which I refused to join Fensa
    Just because you have a piece of paper does not mean its good
    What the hell happened to common sense?
    You buy a house, you can at least see the ruddy windows, what about the botched up kitchens, floors, roofs, you don.t need a certificate to botch up most of these do you?

    i would like to say a personal thankyou to joinaman because i do exactly as he

    to the op the most important thing you must do is measure the gaps of the top middle and bottom where new window to fit because believe me if you dont and you have a house as old as yours the brickwork will come in somewhere so your windows that you carefully measured wont fit
    i used a piece of cut 1x1 to confirm each frame when i changed mine last month
    its easier to fit the new windows further out and then plaster behind
    jees those old builders were bodgers as well

You have missed the point by about a parsec because you've knee jerk reacted to a single post instead of following and reading the whole tale which is not limited to this thread. Never mind.
