Tiles Off Roof - Ins Wont Pay As There Have Been No High Winds

3 tiles have came off my roof and water is getting thru to my bedroom ceiling. I called my insurance company MORE THAN and they told me because there had been no high wind reports in my area then i was not covered. I was shocked i thought i was paying insurance to covers instances like this.

Is this normal terms for insurance cover on roof tiles? i know insurance companies always try and avoid paying out but this seems like a rip off.:cool:

    Your policy doesn't cover maintenance issues.

    You are attempting to claim for wind damage, when it seems there has been no storm/high winds!

    thanks for the reply, is that what they class this as a maintenance issue? My house is only 4 years old.
  • Which tiles are off? Can you see?

    Are they at the ridge (top) or verge (bottom) or are they somewhere in the middle of the roof?

    Replacing three tiles should be pretty cheap anyway...

    they are at the very top, they look easy enough just to pop back in however i dont have a ladder. Ill likely just have to get someone out to fix them im just annoyed about myi nsurance though.

    Insurers don't guarantee workmanship!

    Get on to the builder (your house will have a guarantee!)

    well they ignored my requests for the snagging to be done so its a waste of time, dodgy lot, there was nothing major so i never bothered the nhbc about it. Im not so sure if they would entertain a few tiles falling off my roof 4 years after i bought it. It may just be one of them things.

  • Budget insurer cover only named perils (eg storm, flood, earthquake) and only top end policies do all risks.

    No home insurer covers either maintenance issues nor defective workmanship (though a claim against the workman may be covered under legal expenses)

    So with budget you need to prove it was caused by an insured peril and hence their comment that there were no reported storms/ high winds

    With upper end then its for the insurer to prove that the cause is due to an excluded peril rather than yours to prove its an included peril

    about a week ago when i noticed a smashed tile on my driveway. Im in scotland, ayrshire.

    Thanks for the information, this is not something i considered when taking out the insurance i went with MORE THAN due to the good quote and low excess. Next time i take out insurance for my home i will be more careful and try to choose a better policy rather than the cheapest. Thanks ;)
