Fresh and light decor can increase the value by anything from a hundred to thousands depending on the property. If a house looks like it needs a lot of work or very dark/ small the buyer may not touch the property or mentally reduce the price. we might be lucky as its the only house for sale on the estate, its a quite sought after area, with only 2 other houses for sale in the area (1 a repossession, the other an expensive new build)
Good luck with the house sell Piglet. And as said above, as long as the house is clean and clutter free...0 -

i would hope to have all the rooms almost clear by then, with everything neatly stacked in the spare room,
thanks for all the tips and advice guys, :A
Don't clog up your spare room, the buyers should be able to see the space, that it can fit a double bed or whatever.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -

One tip I've heard is to store all your stuff in the spareroom but do it neatly in boxes. Use the boxes as a false base for a bed - whack on a sheet with a valance, a duvet and some pillows, voila, your junk is hidden and you've shown that the spare room could be used as a bedroom.
It's the whole lack of imagination thing again. Portray the spare room as a junk storage room and your house will be seen as "2 bedroom + junk room". Portray it as a bedroom, even with a false bed, and it becomes a 3 bedroom house.0 -
