BIG housing company changes spec of house

Hi all,

Just a bit of advice, I have reserved a plot and signed contracts on this due to exchange soon on a new build home.
The home was due to be built January next year.
I've had a call of the rep for the site who has informed me the house that ws meant to be built of standard construction I.e. brick and block is now going to be timber frame, as the home builder has changed their mind to speed up the process of the build.
The speed of the build is not an issue, it is the largest house on site so they have an incentive to build quick.
Where do I stand with regards to me wanting the house of standard construction??

    As always,revert to the contract you have..This might reflect on its value.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    You would not force them to give you standard construction, but as I see it, the change is a material change to the reservation contract and if you can show that the house was originally spec'd as standard construction you should expect to receive your money back in full and without argument.

  • It's not that we want deposit back, we still want the house we just want it traditional construction, OR a reduction in the price if this is Changed due to resale etc
