Martinsurrey I cannot quote your post because of links in it.
Both links are not my road, we have 2 south avenues and that one is the other side of town ours is in a village. Ours is semi rural the other is not.
Nothing has sold in our area for years we were the last people to buy a property at £95,000 in 2010 but it needed a complete overhaul, damp proof, drive etc.
So unfortunatley there is no direct comparison, there are 2 properties up for sale near us one at £89,950 but no drive space at all they would have to park at the top of the road and needs a complete redo. It does like they have a drive but you can't get a car on.

Another on at offers over £80,000 for a extended one but again needs overhaul and its on with express estate agency who are reknown to lull buyers in with low prices then chase the price up after reading reviews on them as i was going to use them for an EA.0 -

Do any of the sites let you see how many people have viewed / saved your property?[/STRIKE]
Just seen the link and looks to give a good impression of the property, but I'd definitely be looking for a floor plan.
Can photo 7 be taken from a different angle, as the wall won't be to everyone's taste and may be a distraction.
The wall is just paper so can be removed, i understand the point but would that really make buyers not come?
I agree floorplan and will ask for one. We are prepared to reduce as we want to clear our debts that we have made through bad choices and ill health. We were think about going to £99,000 at the 4 week mark but not sure this is too premature?0 -

No probs i should have said, I have posted the links to the other properties in my area for you in my previous post so you can have a look. We just want to sell or at least get a person through the door and we know we will take a hit but thats better than the debt.0 -
Our house went on the market in the middle of April this year. We have around viewings in the first 2 weeks. No 2nd viewings.
We did find 1 buyer within 6 weeks but they messed us around so we put it back on the market but with a different agent (at the same price).
We then stayed on the market for a further 2 months with only another 2 viewings.
In the end we've decided to do a part exchange for a new build so the builder dropped the price by 10K (originally on for 219950) and we had about 10 viewings in 4 days. It went under offer in 6 days (in August so traditionally a quiet time)
I guess what i'm trying to say is that price is probably the key as we knew there was nothing wrong with the house. We went to huge efforts removing evidence of toys, cats etc for viewings. We stopped doing this after the part exchange so that obviously didn't make a difference. It was all about price.
Our house is in the South East if that makes a difference.Debt at LBM (March 2006): £30,000 :eek:

Depends on the buyer and how many properties they are looking at (e.g. large price range or geographical area). If you're just skimming through spending 20 seconds on each property then yes something like that could make you move on to the next - first impressions count.
I'd avoid talking about what you'd be willing to accept in the same post as you mention the actual house, just in case a potential buyer finds that post.Note: Unless otherwise stated, my property related posts refer to England & Wales.
