I would say that reducing the price after only 2 weeks is premature. It's very hard to generalise as local conditions vary so much. It does appear though that August was quiet and hopefully things will pick up in September. My EA commented that things are very sporadic, its either busy or very quiet. And it has been quiet recently. Having watched RM for over a year now, it is definitely quieter this year than it was last, in our price bracket.
In addition your property is likely to appeal to FTB's and they are having it hard atm. Do your details on RM etc state that your property is stamp duty exempt?
Have you checked recent sold prices for comparable properties - as this is the best way to check if your AP is realistic?
Also how long does it take on average for properties in your price bracket to sell in your area? One down the road from us sold in 2 weeks, BUT it was the third time it had been put on the market on the last couple of years. There is an element of luck too.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Have you had any viewings yet Noctu? We are in a similar boat nearly 3 weeks and no viewings and its not overpriced before anyone says that and ready to move into.
Can any experts advise me please on how long they would leave it before reducing the price please. Just would like to get someone through the door and have some feedback tbh. Thanks.0 -

In the first para you think its not overpriced, and then in the second ask about when to reduce the price?

Its not overpriced but we need to move so will reduce the price to create interest. £104,950 for 3 bed semi.

If you are priced right the viewings will come. I would leave a price for a month at least before reducing, but if you've been on the market a month and you've had no viewings then either the agent is poor or the asking price is poor.
Be aware that some agents are not beyond overvaluing houses in order to win business - so agents just do it more than the others.0 -

Do any of the sites let you see how many people have viewed / saved your property?[/STRIKE]
Just seen the link and looks to give a good impression of the property, but I'd definitely be looking for a floor plan.
Can photo 7 be taken from a different angle, as the wall won't be to everyone's taste and may be a distraction.Note: Unless otherwise stated, my property related posts refer to England & Wales. Please make sure you state if you are discussing Scotland or elsewhere as laws differ.0
