Planning drawings and stamp duty

I am hoping to buy a house which has planning permission and full drawings for an extension. If I buy the plans separately from the house, will they be subject to stamp duty?

How much are you paying for the house, and how much for the plans?0

Enough on the plans to alter the stamp duty from 1% to 3 if I don't buy them separately!0

And here is another problem ... his son is an architect and drew the plans up for him, so he hasn't actually had to pay anything. The planning permission has been granted also.0

So how does he justify charging you for the plans when they didn't cost him anything....?0

Actually I think he is trying to help me LEGALLY avoid extra stamp duty by suggesting separate payments as plans for an extension (full architects ones) must be worth something? They would certainly cost me something if I had to have them drawn up0

Your not telling us the amounts here ... but I think I'd be offering 250 for the house and the drawings. Surely they can't be worth _that_ much (I have no idea how much drawings like this would cost).0

no neither do I (any architects out there?), so If he'll accept 250 it won't be an issue anyway. But if an extra couple of grand could be put down legally to purchasing the plans then it could make all the difference.0

Do you want to construct an extension EXACTLY as designed by the current owner's son, or would you rather have it designed to your own spec?0
