Opinions on this house please

Hi everyone,
I'm due to see this house at the weekend and unfortunately my partner is away, so i will be missing his much more critical eye!
Grateful for any opinions/comments on the property. Not really looking for help with the price, as i know the area well and what to expect with offers etc.

Thanks, agree with the downstairs bathroom comment, not my ideal and kitchen access does make it worse.

I suspect the ground-floor extension may have been the whole of the kitchen/bathroom from a glance at the floor-plan.

Maintenance and/or replacement costs.
What also puzzles me is that the bathroom photo gives no indication of whether there's a bath, shower or both and here's nothing in the description either.
Still, the room dimensions seem quite generous.

Great advice, thank you. After i booked the viewing, it also occured to me that the lack of description ie bath or shower, was odd. I hope there is a bath, having extended, it would be silly not to have one, but the positioning of the door makes me wonder if it's a shower room inside.0 -
You might have storage under the stairs, and maybe there's room to fit a cupboard at the end of the lobby. If I had no small children the garden would be more of a plus as I don't like gardening, but love to have colourful pots. I'm not keen on the bathroom off the kitchen but you'd most likely get used to it.0

Which way does the back yard face? May have been paved as nothing would grow.

Steps down to the kitchen - is this an issue for you?
Also while you are there have a look along the back of the houses in the street to see what other development has been permitted to increase the size.
Agree there is no storage. Vendors appear to have a baby and house is bursting at the seams!It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

All the radiators (except the bathroom) seem very small for rooms that size.
Especially as it's an old building with high ceilings.
My house is a victorian terrace and I have large double radiators in most rooms and large single ones in others.
Unless there are others hidden that you can't see from the piccies, I'd be concerned about how effective they'll be in the winter.
A warm home is really important to me though with a baby on the way. I understand it's not as important to others.
Something to think about though.What matters most is how well you walk through the fire0 -
The parapet walls between neigbouring houses at roof level can be a source of dampness if brickwork and flashings not well maintained - look for signs of dampness in roofspace at party walls just below the rafters. Also flat roof over front bay window needs to be well maintained so check for dampness in the walls/ceiling underneath.0
