Sellers not serviced boiler in 3 years?

We are about to exchange contracts on our house purchase and went through all the details and searches with our solicitor today. One thing he brought up is confirmation that the sellers haven't serviced their boiler since it was put in new 3 years ago. Is this something we should insist on them doing, despite it being in a late stage in the sale?

Do you have any particular reason to be concerned as to its current viability? If not, then a boiler service need not cost more than c.£50.0

It's a three year-old boiler. There's nothing to get overexcited about here. Have it serviced once you've moved in if you want. I have a seven year-old boiler and that's never been serviced either.0

Having moved into a house with a faulty boiler then I would recommend you spending a few pounds to get it checked.
The vendor is unlikely to want to pay for it0 -
My dad has just had his boiler serviced (at my urging) for the first time in 10 or 12 years.
The engineer said it was in excellent condition.
There is no legal need to have it serviced (unless the property is let out to tenants). Regular advice is that for safety reasons it should be done annually (and for " efficiency" reasons), but if you have a CO alarm to warn you if a CO leak happens (rare but dangerous) then a service is really an optional decision.
And if it'sonly 3 years old, even more so (though the manufacturer probobly advises annual inspections.
(There again, my council advises against kids playing conkers without eye protection.....)0 -
You could perhaps ask if YOU can get the central heating/boiler checked and serviced just to put your mind at rest !0

My buyers solicitors have told me to get my boiler serviced before exchange!! I've told them where to go as its buyer beware and down to them to get it serviced.I've done the boiler service before on a previous sale as well as other requests only for the buyer to pull out before exchange. Never again.0

Is it not a condition of manufacturers warranty to have it serviced every year? I know Worcester do this, as they come with a 5 year warranty, and there would be issues for any warranty claim.0

The buyers of our house last year requested that we had the boiler (rayburn) serviced and we agreed to do this - mainly because despite there being a few niggles in their Homebuyer's Report they didn't attempt to negotiate the price down at all, so we were reasonably happy to comply......Mortgage-free for fourteen years!

I NEVER service boilers in any house I own&live in unless there is a problem. (That's only boilers of the burn gas or oil variety....
)
In a rental property for gas you need a gas-safe certificate each year - but not a service.
Others may hold alternative views...0 -
I wonder for ten years, is it not better to replace it with the new one?.
I have seen For 2-3 bedroom house we could get a suitable boiler as low as £1200 + Installation cost.
But here there will be guarantee for at least 3 year. No need to replace the pipework.
Why would you replace a functional boiler?
Ours is about (approx) 20 years old and there is no record of servicing until we moved in 8 years ago and we have serviced it annually the last 6 years.
It has never had any problems at any of the service inspections (apart from a dripping hose) and the only thing the engineers say when they visit is that it is a a quality boiler brand (Vaillant) and that because of its age there may be a problem getting parts... (in the future).0
