Buying a new build without a garage?

    I wouldn't think it would be a massive issue on resale. But you are buying the house for YOU ... is it a deal breaker? Or is there enough room to put one up yourselves?

    Another thing to consider is parking. We looked at the plans for some new builds near us. 8 houses on a small bit of land with 2 parking spaces for each house. We have 2 cars ... I can see no provision for visitors!
  • Its not a deal breaker for us its more of a resale issue really. Parking isnt an issue as visitors can park in front of the driveway. Is there a website which i can perform a refined search on houses being sold without garages/driveways/garden space etc to compare?
  • Our house has a garage. It was not a deal breaker when we were moving, we viewed a large variety of houses with & without garages.

    The house we are in now, we do have a garage but we bought it because we loved the house, the garage was just a bonus. For the first 5 years of us living here it was just full of boxes that we'd not bothered emptying when we moved in. We eventually cleared it out & have now actually converted it in to another room. It's getting a lot more use out of it now than when it was just a garage, so we could have just as easily bought a house with no garage but 4 reception rooms, as that is effectively what we now have.

    I live on a big estate where parking can be a problem!
    lots of 4/5 bedroom houses and as the Kids get older then they want there own motor.
    Me I have a large double garage and parking on MY drive for 5/6 cars so never a problem when visitors arrive or delivery vans on driveway.
    You need a garage if you have to store the sports car or expensive bikes/motorbikes.
    most people fill the garage with JUNK that belongs in the tip.
    You can buy a large steel shed which offers better security than many garages and if you have the room have a proper brick built garage later.
    They also do prefab concrete garages made of concrete panels which dont need planning permission ( please check with council)

    When I bought my house a garage seemed to be worth the same as an extra bedroom. I bought a 2 bed with a garage but I also looked at three beds with just a driveway. I considered a garage and a third bedroom as a nice to have but not essential, both would have been above my budget though so it was one or the other. The garage wasn't the deciding factor though.

    On my new build estate the only 2 houses left for ages they struggled to sell we're the 2 houses with no garage. They do have bigger gardens, but only sold in 2007 when the market bounced.
  • I've just bought a new build with no garage - it has 2 parking spaces instead. TBH the thought of a garage didn't even cross my mind, as I'm moving from a flat with only 1 on street parking space that I have to pay to get a permit for.

    I'm sure you won't find it to be much of an issue when you come to sell.
  • I've just bought an 8 yr old town house that has no garage on a big estate. All of the houses have large outhouses/sheds. The few that have garages (and we looked at one of them), lose in garden size. I went for the bigger garden and no garage. I feel that the sheds are safely enclosed within the gardens and wouldn't be an easy target for burglary or anything like that.

    Looking at the responses, its 50/50 and whatever house you buy isn't going to appeal to everyone. Are the houses selling ok now on the estate, or are they giving them away? - lots of people detest new builds, whilst others love them but if they are managing to sell now, they will sell when they go back up for sale so buy the house that you want and enjoy living in it. When it comes to sell think of the other positive aspects of the house and convey this to any prospective buyers.

    Yes they are selling well and even though im haggling they are reluctant to give much off the price, because they know they can sell them at the desired price.
