    You say no single person could under occupy a one bed property, they could though be living in a two bed property and willing to pay the extra to make up the rent, so in this case as well as finding the extra over the cost of living in a one bed place, they would also have to find the bedroom tax too.

    One person in a one bedroom property cannot under occupy a bedroom.That would be impossible. I never said anything about one person in a two bedroom place.

    No one said someone in a one bed place would be hit with the bedroom tax! so why you feel the need to point that out beats me.

    I was pointing out that a single person in a 2 bed social property would have to pay the so called bedroom tax.

    It appears that with social housing, as they don't (generally) rent 'shared homes', a single person would recieve benefit for one bedroom, as now.

    There are other exemptions to the new rules.

    If me in the private sector is only allowed £58 shared rent allowance, it seems crazy to up that to the single bedroom rate in the social sector!

    It's doing the oppisite of what these changes are meant to do, free up social housing and reduce the HB costs.

    Seems to me they are only going to increase the demand on single bedroom properties in the social sector with this.

    As far as I know, there hasn't been definitive clarification from DWP as yet.

    I agree with you on this, the bedroom tax was designed to address the disparity between those in private and social housing (and to lower benefit payments), but the impact in that respect will be minimal. After all, even with the deduction the shortfall in rent is likely to be far less than those affected by the under 35 rule in the private sector.

    I'm not convinced that the change will significantly increase the demand for one bed properties. I imagine there will be a big fuss for a few weeks and then people will realise the change in benefit is minimal and just pay it.

    £14 is a lot if on only £50/£72 a week though.

    £14 is said to be the average people will loose.

    It is, I agree, but the likelihood is that most single people will be below that average. It is explained more in the impact assessment if you fancy some light reading. ;)

    As promised. I've spoken to the council and they've said it only affects PRIVATE. Social housing (council and housing associations) are not included.

    The under 35 Shared Rate only applies to private lets, council and housing associations it doesn't matter how old you are, you'll get the one bedroom amount.

    The bedroom tax for people with spare rooms is a seperate thing and applies to all.
