If I was an unscrupulous vendor trying to shift a house which contained rot, I'd want you to use 'my surveyor' too. That way, I could influence the results that you receive.
Use your own surveyor or walk away. Cave in to their demands and you'll likely live to regret it for a very long time.0 -
Thanks everyone. We have written a strongly worded email to the EA saying that we will only proceed with our choice of surveyor. We are also writing to the vendor today to make our situation clear.
Am expecting a very cross EA to phone me up any minute. She is fond of ranting down the phone at us and will not be happy we have contacted vendor directly.

Good on you. If she has a rant down the phone to you, just tell her to speak up, because you can't hear and place the handset down on the side rather than hanging up. Well done. I can't think of any other business where someone could get away with ranting at their customers. I am surprised you have put up with it. I know that if an EA behaved like that I would immediately contact the vendor and explain that I was not prepared to deal with the EA.0

Ok here's an update!
We've just heard from the agent again who is now saying that the husband of the vendor is a surveyor and doesn't want us to use our choice of surveyor EVEN THOUGH WE ARE PAYING! Apparently the process is taking too long and if we don't use their choice they will walk away.
Very hard to know what is the truth here. In the meantime our letter to the vendor is winging its way there... I'm now not sure that they are reasonable people and will respond in the way I hoped.
Might have to say goodbye to the flat after all this.0 -

I would just follow up the letter to the vendors with another [with cc to agent] along the lines of 'your agent told us <whatever> and unless you confirm within 72 hours that this is not correct and that you will permit our appointed surveyor to access the property, we shall instruct our solicitor to return papers'Hi, we’ve had to remove your signature. The agent sounds like a lunatic. Don't entertain any further discussion on the matter. If the vendor is really concerned about selling quickly, the last thing they will do is pull out and re-market (probably to go through the same thing with the next buyer) - where is the logic in that? Neither the vendors or agent are in any position to make demands and you are in a very strong position being chain free.
In my view this is a black and white situation - they comply or you walk. The only bit of advice I'd give is don't make empty threats - i.e. if you say you will walk unless you can use your surveyor, mean it and never contact the EA or vendor again.My PV system: South West England, 10x 250Wp Trina Solar panels, Fronius Inverter, South facing roof, 35° pitch with no shading.0 -
