    Thanks for the replys.

    Most things will just replace. There is an electric shower already in, but its not working correctly, so its a 1 in 1 out - shouldnt need much in the way of extra plumbing or electrics.

    The bath and sink are also straight replacements - and the towell rail will be the same width as the existing radiatior - so shouldnt be too much of an issue either.

    The toilet will need some plumbing as we want a corner one, and the current one isnt.

    floor and twall tiles yes - but the ceiling probably doesnt need doing. Its artex'd at present with ceiling lights. The light surrounds need changing but that and a bit of new paint should be fine - there may be the option of re-doing the ceiling and putting a single light fitting in, BUT only if that could be done within budget - its not a must.

    there will need to be some electric work as there are no shaver sockets at present and we need one at least (preferably two - can you get doulbe shaver sockets on a light strip?).

    Wont be doing anything myslef. firstly Im not patient enough, and secondly (as stated) I live/work in Belfast, the house and my family are in Nottingham. My sister lives in Nottingham too, so days there are fine. Wont have the funds to get away as a family, though if I can get holiday time I will (though there already planned around work commitments) and family time is precious, so we would do stuff.

    I guess I weas expecting too much. I was thinking (at the most) 1 day to strip out, 1 day to fit, 1 day to tyle, 1 day to dry, 1 day to grout/finish, and another day to set. Thats a working week for the fitter, plus a Saturday to dry out before we could use it.

    Still, if budget is OK at £4k. We will have more so if it does creep up to £5k thats fine, but we'd like the kitchen done as well if possible - if not we have more money comming next July so the kitchen would wait - Bathroom is the priority as the kitchen is functional - iots just tired with some worktop and floor damage, and the cooker is older, noisey and not very efficient.

    Be careful with your electric shower. You may find that all the new ones are far more powerful than your existing one (assuming it is quite old) in which case you are likely to need a much beefier cable to your fusebox. This is what we found when doing my previous bathroom. I even had to have the fuse box upgraded. This may or may not be the case but you will need to find out.

    Well find that out with any quote.

    It is something Ive though ov - but the shower unit itself doesnt look that old TBH - its the thermostat bit that doesnt work. It goes from the cool side of hot - to hot. I dont think I could put in a new high power shower (10KW+) without electric work, but a 7/8Kw shower should be fine.

    Two counts, I do it all myself so don't pay labour, that's why I cringe when I hear others have to pay, but it's rapidly replaced with a smile in my case, ;)

    And I live out in the sticks, not down sarf, your costs and prices also make me cringe:D:D

    Can't get a decent sparks, plumber and now even general builder around here, they all commute on a weekly basis, evidently the streets are still paved with gold. ;)

    Done some research. It appears that a 9KW shower or below works with normal wiring - 9.5KW and above needs 10mm wiring. So, to be on the safe side well look for 9KW showers. That should give enough flow/heat without any aditional electric work needed.

    Having recently done such a job I can only comment on my experience.
    We had a complete strip out and refit bathroom, we bought all visible sanitary ware, fixtures and fittings and the plumber bought all hidden stuff such as plastic/copper/adhesive and grout.
    It took him pretty much 10 man days to complete the job to my standard.
    The sanitary-ware etc I bought online (plus a couple of bits from B&Q), tiles from B&Q on offer, lino from carpet-rite, none of it particularly high end but all striking and as a package it looks great.
    I bought an Eco-flush toilet from Wickes, 1 piece so no leaks and very small so fits into a small gap.
    When measuring I would allow a good 200mm/8" EITHER SIDE OF THE TOILET for thigh space, we only managed 6"/150mm and it's ok but larger guests may get to feel the bath panel ;)

    The total cost to date is £2500 approx but as I said I'm really happy with the finished product and taking candle lit and wine fuelled baths is a real joy in there!

    both in the same sentence. The two parts seem mutually exclusive to me.
    And I live out in the sticks, not down sarf, your costs and prices also make me cringe:D:D
    Well at least you aren't saying that such are wrong down here although they might be so up there.

    There are people that will pay really stupid prices that I would be ashamed to even quote but thats in the really expensive areas where "keeping up with the Joneses" is part of the culture together with "mine cost more than yours" mentality with associated bragging rights. The average Joe pays and charges a reasonable price. Or are you, somewhat mischieveously, pouring some volatile fuel on the North / South divide bonfire?? :D

    The reason I said "probably" is from what you and many others have given as a view on similar questions here on this forum, but the price of having it done as a package makes me "cringe"

    Accept that we are on opposite sides of the track and the country as well and it makes sense.

    I respect your answers they are usually totally correct, but I try to offer a cheaper alternative;);), hope that makes things clear.
