No completion certificate for my extension

I want to sell my house. When I was sorting out the paperwork it has come to light that we forgot to get our extension signed off for an extension carried out 10 years ago.

The extension was signed off at each stage and we were left with 2 small jobs to do before they would sign it off. Plastering the garage ceiling with flame proof boarding and replacing a battery smoke alarm with an electrical one. We did the jobs but for some reason must have forgotton to get it inspected and a completion certificate.

Can anyone help or advise. Do I contact the council and risk them not signing it off and getting a hefty bill for alterations or say nothing. Would this indemnity insurance that lots of people have written about cover me to sell my house???

    You can do either however once the council is aware then any indemnity insurance is invalid.

    It's wether any potential buyer / or their solicitor is happy to accept indemnity, or would want it signed off that it won't fall down.

    The Building Control people are used to this scenario - jobs do sometimes go on for years. If you've done the remaining jobs to standard, just get them to come round and sign it off. Or are you worried that you might just have bodged it a bit ... ?

    The jobs are so trivial that it would be better to get it signed off under the original building notice, I think.

    If you think the work is solid and will pass, get the completion certificate sorted out - otherwise it'll continue to be an issue for prospective buyers and their prospective buyers etc. Worth getting it sorted early as well - the solicitors of a buyer at the top of our chain failed to identify lack of building regs approval on their purchase until very late in the stage and it held the whole chain up massively as local authority was so slow to issue the certificate!
