Is the property you're buying Stamp Duty exempt? Check here!

I found out last night that I needn't have paid Stamp Duty on my house as it's in a disadvantaged area (it's actually in a conservation area which is in the middle of a multi million pound regeneration scheme - a win win situation!). I'm now getting my stamp duty refunded!! New bathroom for meee!!

Anyway, if you've bought a property or are purchasing one, then you can check if your property is in an area of stamp duty exemption.

Just enter the postcode on this webpage and you'll find out http://www.hmrc.gov.uk/so/dar/dar-search.htm

Funnily enough, this isn't something HM Customs & Revenue advertise so it's down to you and your solicitor to make sure you're not paying 1% stamp duty when you shouldn't be.

    Hi There,

    Thanks for that post. Ive checked to see if I would be need topay stamp duty, on the property im buying, and it said I wouldnt need to pay it:j

    However, I called my solicitor, and, she advised shes never heard of that, and I would definetly need to pay it because the purchase price of my house is £242,000:confused:
    Anyway, shes going to call Inland Revenue, and speak to them and they will get back to me.

    From 17 March 2005, this relief is available for purchases of residential property situated in qualifying areas where the consideration for the purchase is £150,000 or less

    As your house is > £150k (see the above quote from that website) then it doesn't really matter where it is- you are still liable for the stamp duty I'm afraid.

    I didnt read it properly, i wont qualify for the stamp duty relief DOH!!

    It think its only for properties under £150k tho
