Offer advice on 300K..can I get under 250?

    Don't do lies sorry. Am in south east. Busy commuter town. Only about 2 of all the houses we have ever viewed have completed. Last week alone 3 re availables,no need for me to lie btw as I am an interior designer and more house sales etc means more work but no one I have worked with is buying at all. I do think we will see swift falls this next year. Why does this anger people? It is a good thing

    OP, I have just read your post on the other forum suggested by a responder.
    Glanmor Hill is not far from me and hence I walk along it fairly frequently. It is busy first thing in the morning, and again around evening rush hour. Outside of those times, traffic flow is fairly light.
    I know the house in Eversley Road, and have been in it. I have also lived on Eversley Road for a short time. The shops here do create parking problems, but the owners of that house have garages and put their car away each day. There are not lots of lorries as the other poster suggests, barring occassional deliveries to the hardware store. It does have a very small back garden compared to other four beds in the area. To my mind, this is what might be putting people off.

    Not saying you are lieing just that if property isn't selling it's not such a hot spot.

    In my part of surrey property is selling fairly well that’s not to say everything is selling as soon as it is put on the market and the less desirable properties aren’t selling. On right move within 1 mile of my post code there are 236 properties for sale of which 119 are under offer.

    I personally don't think prices in my area will drop that much over the next year but nobody really knows what will happen.

    Hi and thanks very much for your response (maybe we could pm). It's good to hear from a local! It's funny all the people suggesting we can't afford to pay the asking price because we don't like the idea of paying 3% stamp duty - fair enough that's their call.

    I think we've discounted the particular place this post was based on (glynderwen cres) and have since found another very promising place. I have also found out that there have been no offers on glynderwen since it came on the market and think the odds of getting it at a good discount would have been quite high.

    I did get the impression that TMT was quite negative, but there is a ring of autheticity to what the forum is saying..so would be interested to hear your views on the swansea market in general... is that forum a bunch of conspiracy theorists, or are the EAs really holding up the market between themselves? with the length of time some of these places are on, I find it easy to believe a 20% reduction in asking price is reasonable. If, that is, the market is as inflated as TMT argues.

    Eversley road looks a beautiful house - I know the street too and don't think the sound of lorries reversing would drive me to insanity! I agree the garden is not large and am thinking at the moment of finding somewhere we can bring up to the standard of that house.

    Thanks again for your post, very good to hear your viewpoint. As I think I said on the other forum we are looking at good sized 1930s or earlier semis in Sketty. Would like to know your views on that market :-)

    I have to say I resent this comment. We can quite comfortably afford to pay the asking price (and you are not the only one to suggest we can't, so don't take it personally), but I happen to have a problem with paying the govt an extra 6K for literally doing nothing. I mean - this tax originates from the cost of stamping a document- (except the modern version SDLT no longer requires the stamp!) - !!!!!!!!!

    Being first time buyers we have worked hard to get our deposit + fees + doing up dosh together and I don't think it's that batshit crazy to want to protect our doing up dosh if possible.

    Hi OP, Sketty is an area very much in demand. It has been this way for some years now. Whilst the location might not be the most picturesque, for many people the area ticks all their boxes. From my own experience most of the larger 4 bed period properties are occupied by families, with a fairly low turnover. People seem to buy when their families are young and then stay put until they are ready to downsize. Most residents are in high wage employment, lots of Uni and NHS staff in the streets surrounding me. Most I guess are in no hurry to sell, but are aware that the location and having a period property attracts a premium. Houses are moving, which to me indicates that prices are reasonable.
    I have noticed houses in Tycoch, Sketty Park, Uplands, the lower parts of Townhill are regularly being labelled as Sketty. Put simply, they are not Sketty, and I would not pay a premium for these areas.
    Have you looked a bit further up into the Lon's. Prices are lower up there, although parking I believe is a problem. Views are good. There was a four bed semi come on the market in Glanmor Park Road. Not sure if it still is. I have been in a similar one, which was very roomy, driveway parking, good size garden. Needs work though.
    I's very hard to say if a property is overvalued. If you want to live in Sketty why not go for it. I understand that nobody wants to pay more than they have too, but is it worth delaying months and months whilst you look for a seller who will take a low offer?
    There are two houses on my street up for sale at the moment, one at 250K and the other a fraction under 300K. The cheaper property is sold subject to contract (terraced house). The more expensive is detached (but in my opinion really a 3 bed), I watch with interest to see what it sells for,

    Conversely, I would encourage the OP to double his efforts - unless you give it a go, you really don't know which vendors are desperate enough to (eventually) accept apparently 'cheeky' offers.
