Tiger greeneyes i read that you worked in surveyors office and i wondered if you think it realistic to have another offer by friday so we can exchange contracts. E serve are dealing with the request now then the valuer writes his recommendations, faxes them back to E serve who then instruct the mortgage team who then give out another offer. Do you think that could be done for Friday? Also do they normally drop retentions if the structural report is ok. Sorry to put you on the spot but we are quite stressful with this now and it sounds like you know what you are talking about.

Hiya - I don't see why notNormally the retention will be cancelled if the surveyor has been satisfied with the reports s/he's received. So long as the surveyor sends the fax and the mortgage lender does pulls out the stops for you then it's possible. Don't sit back and expect it to happen though, call the surveyor tomorrow to remind them to send the fax - it probably won't be sent til later in the afternoon as most surveyors are out surveying for the first part of the day. Call the surveyor again by 4pm to ensure they've done it. When you get confirmation that they have, call the lender to let them know the fax has been sent - etc etc - just keep on top of it, basically. Get names when you call

I was hoping that wouldn't happen! They've used the branch codes instead of names. They didn't on my Home View report btw, they used names. I used to have a branch directory but it got thrown out ages ago - it was really old. The instructing branch would likely be a BDU (business development unit) which gets business introduced by brokers, and the mortgage centre is where the valuation report and the information from the broker gets processed - and where your MO is produced.
I don't remember coming across the codes above - we're obviously in different areas of the country! I was based in the south east when I worked for them.
You could always call the number again and ask to speak to someone about roll noand they might assume you're the broker and tell you when the MO is due out... apart from that, just bug the life out of the broker. Once you get your MO, you should be able to speak to the mortgage centre direct - I certainly didn't have a problem doing so.
If you have no joy, then maybe try contacting Head Office at Milton Keynes - it's not good enough that you're being kept in the dark about your own mortgage.0 -

just an update on the Abbey. The surveyor has responded it is getting faxed now but guess what I am now being told that when the abbey get the fax it needs to be scanned and this could take between 2 and 24 hrs then it will be on screen at the mortgage center then they will tell me what it says then decide on a new offer then to send the new offer could take 48hrs! we were supposed to be completing today. Does anyone know what i can do to speed them up, if i made an official complaint could this do it. Thanks to anyone for a response. Tiger can you tell me please0

Hi Caz, the only thing I can suggest is to keep mithering them. Maybe try explaining to a manager at the mortgage centre?
I know how frustrating it can be - completion is often delayed - it's just one of those things, unfortunately - it sounds like you're almost there though - all being well maybe you'll be in this time next week
I can't think of one time I've bought or sold (except in Scotland where the laws are different - your completion date is set practically from the outset) - when I've completed on the date I expected or particularly wanted. Most transactions are like that tbh, you get used to it eventually and end up not really caring because there's not much you can do about it - except mithering in the right places0
