They were wired into one of those connector thingies and the switch was off. I was more annoyed at not having noticed there was no ceiling light.

I'd be absolutely refusing to pay and ensuring that they're aware that if these things are still there come moving day, I'd be forwarding the bill for removal.

Thanks for that. I am reassured. Our vendor wants to take all her light fittings (thank God, they're really ugly) but I don't want anything dangerous hanging from the ceiling

What happens though if something is described in the EA's brochure as being included with the house but then you discover on the fixtures document that the vendor will be taking them when they move out?

My vendors want me to pay £100 per room for carpets and to buy the blinds. They are taking the curtain poles, light fittings and even the tv aerial!! I've already said I will leave all of these items in my own house.

I've declined their kind offer I have to say.

Did they take a hit on the sale??? could be a case of sour grapes etc.

Then if it’s important to you, or your sick of the owner, something along the lines of

"I offered £XXX based on the EA information, and assumption that YYY and ZZZ would be included, Given that this is not the situation, based on the current inventory list my offer is reduced by £AAA.

And be prepared to walk away.

Hmmm ... I can understand someone taking curtains, poles, blinds etc. But carpets and TV aerial! What will they do with them?!?

Thanks Martin :) I am not too bothered to be honest. It'll probably cost ehr more to have it removed professionally than for me to buy the same thing brand new and have it installed :)
