Approx timescale to completion

Hi All

I'm looking for people's rough estimates on timescales if poss.

Mortgage offer is being sent out tomorrow and Im instructing my solicitor to start the various searches which are required re the freehold purchase of a house. The vendor will move out when i am ready to complete.

From this point (with no chain issues on either side of me as I am a FTB) - what is reasonable time to completion?

    I'm a FTB no chain, offer accepted on 1st June, hope to complete by end of this month.

    It depends what is picked up on the searches and survey. Usually 3 months in your situation. I'm assuming there is just 1 house in the chain. My EA friend always says allow 12 weeks as a very rough guide as the earliest it will complete.
    This fits in with maunders current situation!

    We were FTB and completed in 3 weeks from putting down the reservation fee - but that was a new build

    You just don't know what searches or surveys are going to pick up, and you need to deal with whatever they do pick up. However, on the plus side, you don't have to worry about your buyer, or your sellers seller!

    As said, too many variables.

    Which local authority? Some turn round searches in a few days, some take 6 weeks!
  • We were also FTB - no chain at either end.

    We made our offer (accepted) around 10th May, had mortgage application in by the following week. That came back in 2 weeks. We exchanged contracts on 18th July and completed on 27th July.

    Unfortunately, it is what it is - there's only so much chasing you can do to speed things up...always worth badgering anyone that will listen though!

    I have instructed my solicitors to begin their searches which i understand are currently taking 2 weeks in my local area.

    I think that based on this it could be the end of September for completion.
  • first time buyers - no chain.
    we went to our very first mortgage meeting 3rd july, its been 6 weeks and we are exchanging today, completing this friday at a massive push or the following friday. i think we recieved our searches back a week ago, these took around 5 days for everything to come back, solicitors have only taken around 4 weeks which is great. any questions pm me

    Bottom of a chain of 3, no mortgages involved, top of chain is probate. Offer accepted beginning of may. COmpletion apparently agreed for next thursday but not exchanged yet and conveyancer above us doesn't want to exchange today for some reason, but will maybe do so tomorrow

    I'm depressed to see so many quick completions now :D

    We're buying a completely chain free property. We proposed to complete in week 15 and we're now at the point where it's an impossibility. I have no idea when we'll exchange/complete but unfortuantely for us it doesn't look as though it will be any time soon.
